On moving in I'll need £470 for the months rent and £470 as a secruity deposit so that is £940 in total.

There is no smoking in the flat.

Employed people will have preference (mature minded English students considered).

ROOM & FLAT

We have a lock-up, external, but very near to the flat which you can share the use of for extra storage space.
Room recently decorated. Furniture can be provided if you want. 
The flat has a little balcony.
Separate toilet and bathroom/shower.
A nice shower, hot and powerful.

LOCAL AREA

- The flat is situated on the first floor within a block of flats.
- Nice estate with loads of vegetation/green areas/communal gardens/trees.
- Very quiet.
- It's the first place heading away from the centre of town, where you don't have to pay for parking or need a permit
- Bus stop about 3 mins away with good connections to the centre.
- Less than 5 mins to Co-op mini store and the best cafe on Portland Road, the 'Pelican on Portland', but maybe you prefer 'Intenso Expresso Bar' an extra minute or 2 up the road. Though you can always get a coffee at the local pub across the road and less than 3mins away: The Noble House
- A large Tescos Metro (supermarket) about 10-15 mins walk away on Boudary Rd/Portslade High Street
- 5/10 minutes walk to Portslade and Aldrington Rail stations
- about 10 minutes walk to Hove Lagoon and a quiet part of the beach where only residents venture.
- Good selecetion of nice local pubs: The Noble House, The Three Graces, The Stoneham, George Payne, The Ancient Mariner, The Westbourne, The Poets Corner.

Portland Road is becoming more gentrified as each day passes. We've recently had a 'Candle Boutique' open up?!

FLAT MATES

Lodgers we've had in the past have been . . .

a female Japanese language student
a male Spanish music/physics student
a male Italian graphic designer
a male Australian architecture student and manager of a Small Batch Coffee cafe

. . . all in their 20s / early 30s

. . . plus all the usual 'English rabble' male and female ;-)

We are looking for a mature person in their late twenties to thirties (or relative maturity), or if you are a foreign language student we'll see this as a sign of maturity. You'll share the
flat with two other people, sometimes three, all sensible easy going mature people. Not adverse to some partying on occasions. but this is not a spontaneous party house. All of us like a bit of a laugh but are working professionals so like things to be tame during the week.

The people you will be sharing the flat with will be . . .

. . . myself a 33 year old lad, who is joint owner of the property. I've recently graduated with an Ecology Degree and my out door work is always related to that in some way. I like music
(niche electronic music amoungst other stuff), exercising, gaming, plants, beer and whiskey.

. . . Nick who is 30 years of age. He works at American Express and likes gaming and exercising. He and I like to go climbing together on Mondays, join us if you want.

. . . Then there is my older brother Sam (37) the joint owner of the propery. He's a bit of a nomad and will sometimes be kipping in the lounge. When he is here he'll usually be improving the flat in some way. His last occupation was a dog sledder in Artic Norway, and in the past he's been a teacher in Georgia and Korea. He'll have some crazy stories to tell from his travels when he's around, that's if he returns alive. When he's around he does film/animation, T-Shirt design, writing stuff mostly, and a bit of standard work for pocket money.

FURNISHINGS

The room is currently unfurnished but we can provide stuff if you want.

We currently have:
A single futon you can use.
A metal frame for hanging clothes on.
A long mirror.
A small Indian Rosewood desk with two draws that we can move into the room.

A wooden sofa-bed double futon frame.
A normal double bed frame.

Full size doubles will best fit with their length perpendicular to the length of the room, probably best with their length side up again the window wall.
We can get you a small double bed. With a small double you can put the head of the bed against the wall with the door on it and it will not obstruct the doorway.

We can provide a double futon within a week or two, a good one bought from the futon company.
Anything else we can provide within whatever period it takes us to buy it and get it to the flat.

Buses using the nearest stop under 3 mins away (from leaving the flat) are:

Walk an extra 2 or 3 minutes to New Church Rd and you have the following bus connections:

1, 1A, 6, 71, N1
