I have a double bedroom to let out.

My home is in a small block of flats. I have my own entrance on the ground floor. On the first floor is the kitchen, lounge and a w. c. The bathroom and two double bedrooms are on the second floor.

I would be a live in landlady. I am the only resident but do have an indoor cat. She is a rescue cat and quite timid. If you don't want to engage with her she will leave you alone. If you do want to be friends she will be very affectionate once you have gained her trust.

The rent will be £600 pm. That will include all bills - gas, electric, water, council tax and wifi.

The bedroom has a large built in wardrobe with a shelf, a chest of draws and a TV. If you wanted a desk and chair, I can sort that out. It is a bright room and has views over residential back gardens.

There is a communal garden at the side of the property which all residents can enjoy.

I have a cleaner once a week which is included in the price. It will be up to you if you want them to vacuum/dust your room.

It's a great location. At the end of the road is the beach and Hove Lawns (a 3 minute stroll away). At the other end of the road is New Church Road . A large supermarket and the local cafes and shops in Hove are within easy. A bus stop with frequent buses into Brighton is a minute away. I'm also within walking distance of Hove and Aldrington railway stations.

If you have a car, there is street parking and no waiting list for a permit.

If you are a student at one of the universities and rely on buses you can catch a bus to Brighton and then another bus to the university. Otherwise you can take a short walk down to Westbourne Street to catch bus number 25 which goes to the universities.

I am prepared to wait until the new term starts if the right student comes along and wants to move in just before the start of term. I am equally happy to rent to someone in employment straight away. Please be aware however that there is maintenance work being carried out on the outside of the building in late June/July.
