The room comes flexibly furnished with new double bed, chest of drawers and either one or two wardrobes, as well as a desk area with shelving. It's a much larger than average room and definitely worth seeing to appreciate.

We (Luke and Lily) love our flat and it's been a happy home for the last few years, but work commitments mean we are leaving London. We will keep access to the third bedroom for occasional visits, maybe every couple of months.
Matt is our current housemate and will be staying on, he works in London and enjoys climbing in his spare time.

Within the flat there are two clean modern bathrooms, each with a shower. You would have one to yourself. There is a well-equipped modern kitchen, with plenty of storage space, joined to a shared living room and dining table. There is plenty of free on road parking directly outside the flat, and a garden at the back with a large patio.

Rent will be £765pcm for a single person or £800 for a couple. Bills included are Council Tax, Water, High Speed Broadband (30Mb), TV Licence. Gas and electric will be shared with Matt, it usually comes to around £50pcm.

We would prefer a stable professional couple or single person looking for a quiet, friendly place that they can call a home. We are happy to consider pets, and will leave the cat flap if required.

The flat is the Tooting side of Mitcham, with Figge’s Marsh across the road. There are buses within 50metres of the door to take you to Tooting Broadway and the Northern Line in 5-10 mins. Mitcham Eastfields and Tooting overground are both a ten minute walk, and they can take you to Victoria, Clapham Junctions, Blackfriars, Kings Cross, Gatwick, Crawley etc etc.
Within 10 minute walk is Mitcham Town Centre with supermarkets, shops and gyms.

Deposit will be a month's rent (minus bills), and we'd appreciate it if you could provide us with references from a previous landlord.
