We have a double room available in our lovely Queer flat in Peckham Rye.

The room is available from June 11th and we will be doing viewings in the afternoon of this coming Sunday, 26th May.
THE ROOM: It's 12sqm and comes with the bed frame pictured, though you'll need to provide a new mattress). You're free to repaint if you like. The desk and short bookcase will also be staying, but you're welcome to replace them. There's a large double closet, so a great amount of storage space - there's no other available storage space in the flat. The window is East-facing and so gets the morning sun and as a result, stays relatively cool during the hotter months.
THE RENT: £615 per month and there is no deposit. There will be a one-off £50 admin fee payable to the landlord to add you to the tenancy agreement. Rent is paid to the landlord via myself on the 15th of each month, in advance. Rent has gone up by £100 each of the last two Novembers.
THE BILLS: Approx. £100 pcm in addition, for council tax (Band C), TV licence, internet, gas, electric & water and a cleaner that comes every two weeks for the communal areas.
THE FLAT: We are right on Rye Lane, so there is some street noise, especially Friday & Saturday nights. A 5 minute walk to Peckham Rye station, so well located for the overground and trains into the city. We’re on the third floor, with about 75 steps to climb. There’s a buzzer/intercom to let people in.
There’s a shared kitchen, with gas hob/electric oven, fridge/freezer, microwave and a washing machine. We already have a good deal of kitchen stuff, and cupboard space isn't plentiful, so best you don't have too much kitchen stuff. Shared bathroom, as well as an additional shared loo in case you’re caught short and someone is showering. There’s no shared living room.
The flat is non-smoking, but vaping is cool. Heavy drinking/using isn't the vibe here.
THE BUILDING: We have a friendly, communal vibe with our neighbours in the two flats below, some of whom have been in the building a number of years. We share a large rooftop garden where all kinds of stuff gets grown - this year we have an assortment of tomatoes, tomatillos, cucumbers, aubergines and peas. There's also a hammock, a picnic bench and room for bikes. In the summer, we’ve been known to gather with popcorn and watch a movie on the projector.
There's room to keep a bike.
ABOUT US: We’re all warm, friendly, mellow, clean, respectful and quiet.
We all like time and space to ourselves, but also lead busy lives. This is a home to relax and chill in, definitely not a party house, though guests are welcome. We are sex-positive and fetish-friendly.
I'm Daniel, Queer, 51, have been here the longest (2 years) and I
tend to deal with the landlord/fix things. I dye yarn and deal in vintage dolls for a living, and almost done with training as a therapist. I collect vintage Barbie and love to cook/bake on the rare occasions I have time to do so.
Luke is mid 30s, gay/queer, lover of all things textiles, a designer and lecturer in fashion & textiles and always looking for new tennis partners.
Abi is in his 30s, gay, a language teacher who enjoys going for walks, pilates, strengthening/mobility exercises reading and dancing. Alas, Abi will be leaving us around July/August to be nearer a new job.
ABOUT YOU: you're LGBTQ+ and 25 (no younger) to 45ish. Creative types and/or those who enjoy gardening especially welcome. You clean up after yourself in communal areas - ie wiping surfaces & the hob after cooking, do your washing/drying/putting away promptly.
