Lovely farmhouse style two bedroom ex council flat, ground floor (low rise), with a shared garden.

Your bedroom will be located on the front side of the house, furnished with a double bed and mattress, 1 wardrobe, chest of drawers and 1 bedside cabinet. Floor is laminate, and the room is central heated.

Combi boiler (hot water on tap), electric oven, microwave and Wi-Fi/Broadband. Washing machine and tumble dryer are free to for you to use, and there is a washing line in the garden (please use this in sunny weather rather than the dryer if possible. No drying clothes indoors/ on radiators please.

Tesco and CO-OP are a 5 minute walk away at the fiveways roundabout. West Earlham centre is alsp 5 minute walk away and has a range of shops, doctor's surgery, park etc.

It is a across the road from the entrance to Earlham Park and the University (UEA) drive, so is excellent for students. Bus stops are a 3 minute walk away, the UEA has bus and coach stops too. There is a shed to store a bicycle, and on-street parking is at the front (3 spaces) or around the back on Friends Road. A parking permit will need to be purchased if you require this.

I eat a primarily plant based diet and would prefer a flatmate who is veggie but am happy to be flexible

This room is ideal for a student who wants quick access to the UEA.

There is a record player in the living room where you can chill and listen to music, TV/DVD player (no territorial TV)

I am a considerate and friendly housemate and am happy to be flexible when it comes to living arrangements. The only hard rules are please be considerate to the neighbours, no drying clothes on radiators/indoors. Guest are welcome to come and visit, but please let me know beforehand if anyone is staying over.
