Location: Super central location close to the Thames, with a 15-minute walk to Big Ben. Well-connected with two min walk to Pimlico station (Victoria line) and ten min walk to Victoria station (District line, Circle line, Victoria line, national trains).

The room: The room is a single room with a bed, a small table, shelves, and a wardrobe. (There are also three more common wardrobes with space for suitcases etc.)

Shared spaces: Shared kitchen with modern equipment: stove, oven, microwave, kettle, two fridges, as well as a new dishwasher. There is also a washing machine and tumble dryer, a kitchen table and chairs. Two modern toilets, one has a bathtub+shower. There is also a garden with sofas. The flat is shared with four nice students/young professionals.

Included: Wifi, water, heating and bi-weekly cleaning of common spaces are included, and electricity bills are partly included (up to a certain amount).

Requirements: You need a monthly income (after tax) of 2.5 x the rent or a guarantor with a monthly income (after tax) of 3,5 x the rent. The combined income from two guarantors is OK. If none of these apply, you can pay the whole stay upfront. Before moving in, you pay a security deposit of 5 weeks rent.

Additional one-time cost of 250 pounds for taking over kitchen equipment (pan, pot, small and big plates, bowls, water and wine glasses, cups, cutlery, knives, utensils, can opener, cafetière to make filter coffee, cutting board, oven dish, kitchen towel), small lamps in the room, towel and bed linen, hangers, clothes airer, and covering administrative fee to the agency for name change on the contract. Open to negotiating this.
