Comfortable and cosy single room with a desk, in a peaceful home near the universities. There's a lovely garden, free on-street parking (Zone D), a place to lock your bike, and gorgeous views. You’ll be sharing with the friendly, welcoming owner (me) and one other lodger.

All bills and fast WIFI included.

Available from 7th July. Short let considered (£150pw if you end up staying for 8 weeks or less), or renting for three months initially, with the possibility to extend.

Being near the universities and the Downs, the room is ideal for a postgraduate or mature student, a university staff member, or a nature lover. (Not suitable if you have lots of kitchen equipment, or other things that won't fit into your bedroom). You're a considerate non-smoker, who'll happily say hello and have a chat, but is also happy doing your own thing. You're happy to clear up after yourself, keep your room clean, and keep noise minimal after 22.30 during the week, when you're usually in bed by 23:00 or midnight (not a night owl). Ideally, you work or study outside the home at least 2 days a week, and are pescetarian, vegetarian, or don't cook much meat at home.

The room has a 45 x 80cm desk, and an adjustable chair. There's a sturdy clothes rail, with a shelf above (fits a large suitcase), lots of storage, and hooks on the back of the door, for hoodies, jackets, scarves and bags.

There's a lovely fireplace in our shared lounge, gorgeous views, and a multi-zoned garden, with a pond and berry bush, shaded seating, sunny decking and a patio, so if you'd like to chill out after work with a book in the garden, you'll have choices.
Although there's no bath, there's a decent shower.

We have beautiful hills with sea views right across the road. It's a 2-minute walk to the corner shop and post office, and the #49 bus into central Brighton. It's 5 mins to the local pub with beer garden, and a short walk down to the Moulsecoomb Campus and uni library, Lewes Road's many buses, and Moulsecoomb train station (not mainline) linking to central Brighton, Falmer and Lewes.

I’m a friendly pescetarian, normally working office hours from home. I'm usually out several nights a week, and in and out at the weekend. I enjoy singing, parkruns, and getting outside when the weather’s nice.
