Hello room-seekers, I've got a double room available short-term in a lovely Balham flat from week commencing 15 June until 9 Aug, can be slightly flexible in dates by a few days. Minimum of at least a month stay required.

THE PLACE
2 bedroom ground floor flat in a low-rise development (3 stories) built in 1982 so fairly 'modern'. It's got a nice new IKEA kitchen with integrated appliances, got a few gadgets like Nutribullet, coffee machine, slow cooker. Also got an economical heat pump clothes dryer. Flat's fully equipped so no need to bring anything specific (but welcome to). Sonos speaker system, good internet, full package TV subscription and even a projector for sports/movies! Big gas BBQ in the garden which is in fairly frequent use. Space for bicycles.

THE ROOM
£1050 per month all bills other than electricity included (usually £35ish each in summer).
Room's large with a King sized super comfy bed, a rather large freestanding wardrobe, desk and chair with a monitor. More storage space underneath bed. WFH all good but ideally a mix being out of the house and being active. The outlook from the room is directly onto the communal garden, barely anybody uses the garden so it's very private and Tooting Common is directly behind the garden, birdsong in the morning, it's super quiet at night, can sometimes hear owls hooting at night so feels like a London oasis.

THE AREA
Tooting common is 1 min walk away and has a lido, tennis courts and a perimeter run is almost exactly 5km. Tooting Park Run starts 1 min from the flat! 10 minute walk to the nearest rail/tube station at Balham for Northern Line into the city or railway into Clapham Junction/Victoria/Waterloo, also 10mins to Tooting Bec station. Loads of bars, restaurants, supermarkets 10mins walk away.

FLATMATE
30YO Kiwi guy, recently arrived in London and currently on the job-hunt. Super courteous, chilled and quiet, always up for a chat and enjoys football.

References available from previous lodgers, love to keep the place clean so it's for those who appreciate (and contribute to) a tidy place, and aren't a bring the party home type.
