Gorgeous large room, with double bed and desk available from 1 March (Earlier/later for the right person).

All bills, including superfast broadband and a cleaner are included in the rent (so there are no hidden costs).

The house has a large garden, which is perfect for BBQ's and with the current Covid situation is perfect for enjoying outside space and exercising. There is a separate living room and dining room, meaning there is plenty of space for living and also working from home if required.


The house is located in a lovely area & only 5 minute walk to Barking Tube station (District Line, Hammersmith & City and C2C). There is a 24 hour Asda 10 min walk away and a 24hour Tesco's 20 min walk away. House is within walking distance of park (which has free weekend exercise classes) and it is really easy to get to Westfield shopping centre in Stratford (around 15-20mins), Canary Wharf, the city or to take the train to the Essex coast on lovely sunny days.

As you can see from the advert I am a live in Landlord. However, I am very used to sharing with others and am respectful of privacy having spent a number of years in houseshares.

Sadly one housemate is moving out, which is why a space in our mutual home is becoming free. We all get on very well, occasionally cooking together, going to the cinema, going on day trips, short breaks or for some drinks etc. (Covid dependant). So we are looking for someone that is a good fit, we are not simply looking to fill the room. For this reason the move in date and rent are both negotiable for the right person.

However, the person must be friendly, polite, considerate, clean, good with paying rent on time. Ideally non-smoker however, social smoker accepted (strictly no smoking indoors).

The room is £600 pcm (including all bills). The room is fully furnished with a double bed, two wardrobes, chest of drawers, shelves and bedside table. The room also has its own desk, meaning there is plenty of space and the ability to work from home. All bed linen, is included if needed (pillows, duvets, sheets & covers). Rent is paid on the 1st of each month.

All bills are included in the rent (council tax, water, electricity, superfast broadband and Sky TV). There is a cleaner that comes twice a month and this is also included in the rent.

Deposit/Bond £600, but is negotiable depending on individual circumstances.

Short term let and Mon - Fri let considered. Rent can be negotiated for the right person.

As mentioned above house is only a 5 minute walk from Barking station then it is either 3 stops (on a air-conditioned C2C train) to Fenchurch Street station / Tower Hill (15 minutes). Or you can get the District or Hammersmith & City line in the City. The Tubes are every couple of minutes and the C2C comes every 3-4 minutes in the morning or it is 4 minutes to West Ham and then 7 minutes on Jubilee Line to Canary Wharf. Takes about 35 minutes door to door to The City, similar times or less to Canary Wharf.

There is also the overground which goes to Gospel Oak, via Leytonstone & Tottenham (amongst others). The C2C has has direct trains to Dagenham, Upminster, Chafford Hundred, Ockendon, Basildon, Shoeburyness etc.

Wide number of buses to central & further East, including N15 bus which is 24 hrs to/from central London.
