Looking for considerate, friendly but independent person to rent homely, good-sized single bedroom in our central Seven Dials family home. To share with us (mid 50s couple), our daughter, 18 (working to save to go travelling), and one other lodger (female, mid 20s, creative). Plus very laid-back and friendly cat and dog!

Because it's our family home, finding the right person is the most important thing, hence quite a bit of information to give you an idea of us and the setup, as well as the room, so you can get a feeling for whether it might be a good fit.

Relations are friendly all round and we help each other out but it's not a party-house or social flatshare situation and we all need our own space. We've found that the house feels full as it is, so it wouldn't suit anyone who wants to have people to stay or entertain at home – it's generally quiet in the evenings with socialising happening outside of the house. Basically it's a sanctuary for everyone to come home to at the end of the day where we generally get on with our own thing but with friendly chats along the way.

The house is in a quiet residential area but very central and convenient: 2 minutes from the Seven Dials, with shops, supermarket, anything you might need on a daily basis, plus several independent cafes and pubs. You can walk into central Brighton in 10 minutes, or the seafront in 15-20. Brighton station is 7 minutes walk and there are also regular buses into town and out into the country.

The room is upstairs with the other bedrooms, and has single bed, old-pine wardrobe with hanging and drawer space, floor-to-ceiling shelving and chest of drawers. In the photos you'll see our son's pictures and personal belongings (he's just moved out) but these can all be replaced with your own. We do our best to accommodate what furniture items you may or may not want.

There is a separate kitchen area off the main kitchen with your own sink, fridge, food shelves/cupboards etc to share just with the other lodger but the family kitchen/living area is open to everyone and we all use the main oven and work round each other for cooking etc.

We all share one upstairs bathroom, with bath and shower, and there is also a second downstairs loo.

No smoking in the house/garden I'm afraid… We are pescatarians/1 vegan but our pets eat meat so a good match on the other counts is more important.

£550 per month, including all bills (utilities, Council Tax, Wi-Fi et cetera). £250 deposit plus 1 month's rent in advance.
