The current tenants (3 males, 2 females) would prefer a FEMALE student/post grad aged 24 to 30 as the two girls would prefer a balanced gender house.

Although they are very sociable, it is not a party house (so no first years).

The monthly rent including utility bills for room 3 (room size 7.74m2) will be £600 in advance. This will be a yearly let from 29 August 2022 to 28 August 2023 inclusive.

This is a nice furnished six bedroom student house in BN2 within a short walking distance of both universities, Aldi and Costa Coffee etc. It has an enclosed rear garden useful for exercising, barbeques, etc.

All the rooms have double beds and are furnished to suit University students.

High speed internet, electricity, gas and water bills and a monthly house cleaner for the common areas.

The house is only available to full time University students who are exempt from paying council tax subject to local council approval.

This means that although you can have a part time job, nobody in full time work is eligible to rent here otherwise the house becomes liable for rates/council tax which makes it financially unviable.

Not a party house and is suited to those who value privacy, peace and tranquillity.

Every room is fully furnished with own double bed, wardrobe/clothes rail, desk, chair, cupboard and good window blinds for added privacy.

Non smoking inside the house, but the back garden is available for any smokers.

Third party financial guarantees are not required, but proof of ability to service rent will be, such as savings, student loan, part time job etc.
