Seafront apartment in West Hove, just a stones throw from Hove promenade, you can be on the beach with the towel down in 5 minutes.

All bills included in the price: rent, council tax, water, electric, gas, broadband, TV licence and Netflix.

I have lived in shared housing for a long time and this is the recipe for success, the top one is vital:

Cleanliness and tidying up after yourself - leave no trace
Communication - it's great if you are honest and open
Friendliness - we can be sociable or not, depending on how we are feeling, but kindness is key, as is respect.

It's a lovely large flat on Kingsway in West Hove. Close to the bus routes into the city centre. Direct train to London (from Portslade TS). On-street parking, light-touch parking restrictions apply, parking zone L.

The flat is very spacious with a nice big kitchen, living room with balcony which overlooks the sea (and gets the morning/mid-day sunshine), large family bathroom, including bath with shower. Lots of warmth in the rooms and in the bathrooms and space underground to store bicycles. There is a communal garden which all bedrooms look on to.

It's well heated in winter and cosy, with double-glazing and good insulation. The building is 10 years so modern. Laminate flooring in kitchen, living room, hall and tiled-floor bathrooms, bedrooms are carpeted.

Kitchen is equipped with a dishwasher, washing machine and two fridge freezers. We have fibre-broadband (great if you are WFH and even my IT dept. were impressed), good shower, radiators in every room including the bathroom, secure video entry.

My top three hobbies are: cooking, music and running. I also enjoy walking, cycling and swimming. I have a strong work-ethic so am looking to share with people who respect a quiet household and appreciate an early night! I understand the importance of sleep, so it’s probably not the place for night owls or shift workers!

One bedroom is furnished, the other one only has a wardrobe. Both bedrooms are doubles. The furnished bedroom comes with a wardrobe, desk, chest of drawers and a bedside table.

The main bathroom is shared with one other (two people total) and has a bath with shower over. I have an en-suite (long-service award ;)

Pets are negotiable, a cat would be lovely and you would have live-in cat-carers if you wanted to go away.

If you love water-sports, this is the place for you, with Hove lagoon providing hours of entertainment, either in-person or from the balcony. Great place to learn wakeboarding, SUP, wind-surfing etc.
