Disclaimer: we are mainly looking for graduates or professionals and would probably not consider undergraduate students, sorry <3

It is a classic Victorian house in the Hanover area, Brighton. There is a little hill but our street is not that far up -- you can check on Google maps. There is a couple of pubs and a lot of corner shops nearby. The nearest bus stops are The Level, Elm Grove, and Bottom of Elm Grove (all of them 3 min fast-paced walk). We have really cool neighbours who don't mind our occasional parties. And we are blessed to live in the close proximity to London Road and Lewes Road.

The main perk of living in this house is that we have a private landlord who does not ask for UK home-owner guarantors or any large deposits. You might need to pay the first month's rent in advance but it will go towards your rent payment for September. No deposit for the potential damages to property as well. The landlord is usually fast to send handyman when something breaks.

The rooms advertised are almost identical (positioned above each other, ground floor and first floor) and each costs £475 in rent per calendar month. Other costs include...

> Gas + Electricity: roughly £300 per person each year but since we pay with top-up keys it is usually £25 pppm and we take turns putting the money in.
> Water bill: the last bill for 7 months was £470, so roughly £17 pppm.
> Virgin media internet: £9.56 pppm
> Council Tax: it is a grade C building and the council tax is £1,514.50 per year. So roughly £30 pppm (even if you are a student).*

The rooms have built-in closets and large windows with nice views, the difference between them is that the ground floor room has more closet space and higher ceilings, while the first floor room is more comfortably removed from all the social spaces.

Briefly about us - we have lived in this house for 2 years, both graduated Sussex University. I am finishing my masters in documentary this August and Alex is a recent psychology graduate. We are not working 9-5... yet. But don't worry if you do have a strict schedule -- this year we lived with our friends who had 9-5 jobs and we managed to co-exist peacefully and kept the noise after 10 at minimum. As the form above states, we are "gay/lesbian" so we are looking for someone who is feminist and queer-friendly. We are very social and like going out but we have our introverted periods from time to time. Ideally we would really like to move in with people who are outgoing and won't mind hanging out with us! We share a lot of kitchen appliances and some foods, even though Alex is not vegan like me :)

Let us know if you have any questions! Here's a brief description of the house: 3 floors, a back garden, a washing machine, a dryer, a fairly large kitchen space, an oven and an electric stove, no pets atm but we used to have a cat, there is one bathroom shared between 3 people and one en-suite, and a decent living room.
