But really you should just read the ad, it's a good one I swear.

COVID TIMES
After almost two years together, my current housemate has been made redundant and so is leaving London - this means that the room can be made available fairly flexibly from August.
I'm currently WFH and indoors as much as possible. Not shielding, so you could come and go as you wish without worry, but I would prefer not to have partners and friends coming over until this all blows over. Not certain how we do viewings in this world... I guess we could do a prelim video chat? If you're on reduced wages or furlough, so can't afford the full rent straight away, we could come up with a reduced rent for a few months.

THE ROOM AND HOUSE
The room is fully furnished and has a spacious double-rail wardrobe and additional storage. It's a small double (definitely bigger than a box room) but there's LOADS of storage space so it works. Pretty much all of the furniture in the pictures is part of the room, including a mega cute vintage school desk with lift up lid storage! You are free to move furniture around, and paint if you feel the itch to decorate and make it more your home.
The house is bright and colourful, and we have Sky TV in the living room. We keep bicycles locked outside in the front garden, and they are perfectly safe.
The house is in a peaceful cul-de-sac area with a private parking space, front garden and excellent transport links...

THE LOCATION
Tucked away from the hubbub of Old Kent Road, and five minutes walk from Burgess Park, which has a beautiful lake full of ducks and geese.
On the threshold of zone 1, you can get pretty much anywhere in 30 minutes on a bus or by bicycle, or you can walk into the Covent Garden in under an hour. It's a 20 minute walk to Tower Bridge, and to London Bridge Station.

For those underground addicts out there, we are a 15 minute walk/10 minutes by bus from the tube station (Elephant and Castle for Northern/Bakerloo lines, or Bermondsey for the Jubilee line) and, yes, a 23 minute walk from London Bridge station (Jubilee Line plus NR trains).
BUT you may never need to get a train or tube again!
There are direct buses to:

- King's Cross
- London Bridge
- Waterloo
- Covent Garden
- Bank
- Liverpool Street
- Tottenham Court Road
- Brixton
- Holborn
- Soho
- Oxford Street..... the list goes on.
ALSO buses to Depford where you can jump on the DLR for Docklands if the Jubilee line is down. You can generally get where you want to go in just over half an hour on the cost of one bus trip on your Oyster!

Large Tesco nearby, as well as Asda/B&Q/Currys/Argos/Library/ take-aways.
We have a trendy coffee place almost on the doorstep, offering hot drinks and gluten free cakes, as well as wine of an evening.

THE BORING BITS
The contract is usually set to a minimum of 6 months, which can then roll on indefinitely.
The deposit is £900, you'll be subletting from me, and the deposit will be fully insured.
Ideally we would agree on a holding deposit of £200, which would be deducted from the general security deposit (meaning £700 to pay + first month rent). If you find yourself stuck for money, I am happy to work out a deposit payment plan so that you don't have to cough it all up at once)

The room is available from the end of August, but there is flexibility if you need to move in sooner, and rent is £722 plus bills, making £780pm in total, including Sky+ and Broadband.
This also covers the cost of keeping the household bits. YES, £780 is a lot of money but you'll be able to slash your travel expenses to £3 per day (or you zero if you walk or cycle), so say goodbye to paying hundreds of pounds for a travel card. In non-covid times we used to pay for a monthly cleaner as well, which would be an extra £20 each, but I guess we'll see if we want to restart that once the world gets back to normal.

The house is well presented, clean and spacious, so I'm looking to live with another professional who will help to keep it that way and be equally house-proud. I'm a bit of a Monica and someone with a similar aesthetic would be lovely.
If house parties are your thing, this isn't the place for you.

THE INTRODUCTIONS
You'll be living with me, Sooz, a 32 year old working in Theatreland in the West End , meaning that when things are back to normal, I often keep odd hours.
For the time being while in lockdown, I'm working from home!
Hobbies include:
- watching theatre ("work")
- making theatre ("work")
- random day trips out of London
Additional perks include occasional free tickets to shows :D

I have a one 11 year old female housecat, and I'm fairly certain she thinks I'm her mother. Hobbies include:
- following me around the house
- eating moths and spiders
- sitting in the front garden wearing her harness
- sleeping on whatever you are trying to use (newspapers, boxes, notebooks, laptop keyboards...)
- Watching the world go by the window
Beware if you have cat allergies!

- board game selection includes Cluedo, Guess Who and Connect4. Best played with a bottle of sparkling to hand.
