The house has a large kitchen/diner used as a communal space, two bathrooms - one a dedicated shower room, plus garden. All mod cons: washing machine, microwave, fridge/freezer.

Landlord is a documentary filmmaker who travels a lot so the new applicant would be sharing with a 36-year old lecturer at Cardiff University. We are looking for a mature female, non-smoking professional or postgraduate student

Council tax, broadband and water bill are included BUT due to the energy crisis in Europe, electricity and gas to be billed separately through a Smart Meter. This seems to be the fairest method.
