I'm offering a fully furnished, double bedroom in a 2 bedroom flat in central, trendy Hackney, just a minute's walk from Hackney Central Station (or 3 mins from Hackney Downs station). The room is available now. The flat has a fully equipped modern kitchen, living room, bathroom (with both a bath tub and shower), phone, wifi, washing machine, dishwasher and TV/DVD player. The flat is nicely decorated and very homely.

The flat is 2 bedrooms and you would be sharing with a nice Spanish girl who is renting the other bedroom (my bedroom, as I am away in Australia for the next few months). She has a very friendly cat so you'd have to be cat friendly. She works evenings and weekends. Ultimately, I will return in 2022 so you will be sharing with me in the longer term. I am a 47yo Australian gay guy working as a Research Director (though currently overseas).

The bedroom is about 3m by 4m and has a double bed, bedside table, bookcase, chest of drawers and wardrobe. The living room is 3m by 4.25m and has a sofa, TV, DVD player, dining table, chairs, large mirror and coffee table. The kitchen is 1.9m by 2.9m and has a washing machine, dishwasher, oven, cooker, microwave, fridge, various appliances and all utensils.

It is £140 per week, plus bills (council tax, gas, electric, water, phone, TV licence, broadband) - bills come to around £25 per week. The deposit is £500, refundable when you move out.

The flat is on the top floor (4th floor) of a Victorian purpose built block. As the building is old, there is no lift. So you need to be ready for a daily walk up 4 flights of stairs, which I feel is compensated by the closeness to the tube (less than a minute walk from Hackney Central, 3 minutes from Hackney Downs). Given that the flat is on the fourth floor, it's generally very quiet (although it is close to the church, so there are church bells on Sundays).

There is a high street just around the corner with loads of shops and supermarkets close (Tesco 24hour, Iceland, M&S, Sainsburys Local all within a minute walk, and a full Sainsburys or Lidl within 10 minutes walk). Also, there is a gym and cinema on the Town Hall Square just around the corner from the station and various cafes, bars and restaurants. As the bus garage is by the station too, there are plenty of buses day and night and the 38 bus runs every 2-5 minutes to Angel, Holborn and the West End. As well as being close to Hackney Central Station, the flat is also just 3 minutes walk from Hackney Downs Station, which goes direct to Liverpool Street (about 15mins journey).

I'm currently away in Australia and will be returning in 2022. So you would be sharing with a Spanish girl (in the other room) until next year, then sharing with me once I return. For viewing, you could see the flat and meet the current tenant and have a zoom/Skype call with me so we can meet properly.

Look forward to hearing from you - and happy househunting!
