** Location **
- 5 min walk to Essex Road Overground station and bus stops (easy access to Central London)
- 2 min walk to the canal
- 10 min walk to Camden passage
- ~15 mins walk to either Angel tube station (Northern line) or Highbury & Islington station (Victoria line and Overground).

** Room & House **
- Two attached rooms in the raised ground floor (you'll have the floor to yourself).
- They are 2 large bedrooms with 2 fireplaces and 2 mirrors, connected by French windows. I use the first room as my bedroom and second room as my office.
- House is very large, spread over 3 floors. You'll be sharing with 2 flat mates. It definitely feels like I get to have my own home within a home due to how large the house is.
- There are 3 bathrooms in the house, we currently share all 3, but you can have a private one to yourself if needed.
- Beautiful garden with a large studio in the back (with an attached half bathroom). You can also live in the studio or use it a multi-purpose guest room/yoga/gym/dance studio.
- Plenty of storage, modern appliances in the kitchen. Ring doorbell, Nest thermostat, heated bathroom floor. There’s a laundry room with a separate washer and dryer, which is super rare for the UK.

** Flatmates **
Both flatmates are women in mid to late 20s (work at Google).

** Utilities **
Utilities are extra, ~£150 each per month.
Bills are divided by 3 people, so it’s less expensive than living by yourself elsewhere (in my opinion).

** Lease & Landlord **
You’ll be taking over my place, I’m moving out to travel and live with my boyfriend, otherwise sad to give up this awesome house.
Lease is fixed term until June 2023, after that rolling term (< 11 months).
Landlord is very responsive and easygoing, they live in the US (used to live in this house for 18 years before).

** Move in dates **
Move in date is flexible since it depends on my travel schedule (July–September). Price is slightly negotiable depending on the move-in date.

** Ideal Flatmate **
Looking for a single person preferably, it’s perfect if you WFH few days a week, or have a partner who stays over, or you want the privacy of a 1 bedroom flat while also enjoy social hangouts with flatmates.

** Pets **
Currently, the lease does not allow pets which is a shame because the garden is great for a dog but can be amended if landlord approves.
