Double bedroom available on first floor in a three storey townhouse with off-road parking space and a back garden. House is situated in a quiet cul-de-sac. Just minutes from the A46 for M69 to Leicester, or M40 to Warwickshire / Birmingham. All major supermarkets and most other shops within 10 minutes' drive.

I currently live in the property occupying the top floor. I'm looking to rent out the double bedroom on the middle floor, overlooking the rear / garden of the property. West facing so it gets plenty of sun in the summer. You will have full use of the middle floor family bathroom.

Bedroom is furnished with double bed, mattress, wardrobe with drawers, desk & chair. Open to suggestions to add other pieces of furniture if required.

I'm looking for a housemate who is clean and friendly, someone who will treat my home and things with respect.

Ok in principle with visitors in general provided notice is given, to be discussed and agreed when we get to that stage. (Of course your guests and their actions are your responsibility whilst they are staying.)

There is a fully equipped kitchen with washing machine, fridge/freezer, gas hob (looking to put in a dishwasher). Lounge diner has a sofa, 4k TV with Virgin TV / Netflix, 6 seater dining table.

All bills included in the price (fibre internet, TV licence, gas & electricity, water, council tax).
