Medium size double bedroom for rent in lovely, cosy, two bedroom house, sharing with one other. The room has views out over allotments, the golf course and down the East coast making it very peaceful and private. Furnished with a double bed, side cabinet and large wardrobe.
The house has an upstairs and downstairs with a front and back garden. All fresh interior, gas water and central heating there is plenty of hot water and is quick, easy and cheap to heat. It also has double glazing, new carpets downstairs, wooden floors in bedrooms and tiles in the bathroom and kitchen.
The kitchen has an oven, gas hob, washing machine, plenty of cupboard space and table and chairs for dining. There is a small conservatory off the the kitchen which opens onto the back garden, which is also private. The bathroom has a good shower and bath, the living room is large with two very comfy couches.
Bills will be £50 per month for gas and electricity approx, Council Tax £50 and internet £10-20 approx.
I’d prefer to share with females but will also consider respectful, clean, tidy males.
You MUST be able to sign on a joint tenancy lease, you only need to give one months notice. This in general will mean no students (unless you are willing to pay half of the council tax, students will also need a UK based guarantor). You must be in full time work, have been in the UK for 3-6 months, or have a guarantor also UK based and have a UK bank account.
About myself - I work in education, am quiet, clean living, with a background in conservation. I enjoy walks; the outdoors, especially snowboarding; I also enjoy good meals, chats, the occasional drink/s and films, all the usual stuff. I’m a considerate, clean and tidy flat mate and looking for someone similar.
Clean living and working hard. I am looking for someone who has a similar lifestyle because of my demanding work schedule, must be respectful of noise on work nights. You must also be clean, tidy and considerate and prepared to keep the house in the nice condition it’s in.
This is not a party house and people who drink heavily and regularly need not apply.
The local bus routes are 19, 34, 21, 25 and 49. 10 mins to Leith, 20 to Princes St.
