Hi, I'm looking for someone to move in to this two bedroom flat as my current flatmate has moved back home to Canada.

About the flat
The flat is a main door, first floor(top floor) flat located in the Meadowbank/Piershill area, just minutes walk to Holyrood Park. It’s a nice quiet area with very good transport links to the rest of the city via bus. The area has a good range of local amenities, pubs/supermarkets/takeaways etc. nearby. It's a large flat with a living room, kitchen, dining area, shared bathroom and a private back garden. There's also plenty of storage space. The room available is a large double bedroom situated at the back of the flat. It's a quiet room with plenty of natural light in the daytime.
We also have free parking on the street outside.

Rent for the room is £450 pcm, and bills come in at £125 pcm each (council tax £70ea, energy £40ea and internet £15ea).

The flat is rented through a letting agency, so the application process will have to go through them. They use a third-party referencing company which requires your previous address and a bit of information about your salary. It's pretty straight forward but they do require this information 2 weeks in advance of the move in date. The deposit for the flat is a month and a half rent £675.
