All rooms are fully furnished.

Shared bathroom (very clean), fully equipped kitchen and living room with dining area on the 1st floor. Wi-fi and TV also available. Gas central heating throughout.

Please note the bedrooms are on the second floor accessible by stairs.

I am a full time working professional. I am a very sociable person.
I am looking for someone to share within a quiet area who is sociable, clean, tidy and willing to share housework.

There are excellent transport links with busses every 5 minutes to city centre during peak times and only 20 minutes travel time to the city centre. Direct link to Edinburgh Park in 15 minutes and Gogarburn in 20 minutes. The Tram service is also available into the city centre, including to and from the Airport. Free on street parking available. Excellent local amenities including convenience shop 5 minutes walk away, large 24 hour Tesco 20 minutes walk away as well as several take away options, bars, cafes and restaurants.

Outside large garden area available for use.

Clean linen provided, as are cleaning products.

King size room (King size bed) £140 pw - Room size 12ft x 10ft.

Double room (Double size bed) £125 pw- Room size 10ft x 9ft 2in.

Single room (Single size bed) £120 pw - Room size 15ft x 11ft. Please note this room has a slanting roof but still leaves enough head room allowing comfortable living.

All rooms may not be occupied at all times. The rooms offered are to give options for each tenants comfort therefor meeting individual requirements.

All bills are included (gas, electricity, TV licence and wireless broadband)

Deposit = 4 weeks rent.

Please note rent and deposit are due no later than the day of entry and will be due each month in advance.

If the occupier books the room in advance of taking up occupancy of the room a deposit will be required. In the event of the occupant not obliging the agreed terms the deposit will therefor be deemed non refundable.
