I am a resident landlady who rents out two rooms to students. Students only.

THE 2nd FLOOR SINGLE ROOM IS AVAILABLE FOR THE ACADEMIC YEAR 2019/20 FROM 1st SEPTEMBER.


I have had student living at this address for 4 yrs some
attending Napier Merchiston and Craiglockart, Heriot Watt and Edinburgh University.

BUSES

There is an excellent bus service, 5, 16 are a 2 minutes walk from the house, during the week these buses are every 10/15 minutes.
The No 4, 27 and 400 are a 5 minute walk and every 15/30 minutes.

SHOPPING

There is a local Adi... five minute walk, Morrison and Tesco a 15 minute walk.

I have a retired greyhound Milly who is very unassuming and easy to be around.

KITCHEN SHARED

The kitchen area is shared, there is a large cooker, washing machine, dishwasher and a table which seats 4 and all items needed to prepare food, pans dishes etc...are supplied.
students are given personal cupboard and Fridge/freezer space. I supply washing powder and dishwasher tablets.

BATHROOM SHARED

The toilet has a shower and bath. I supply toilet rolls and hand wash gel.

The kitchen and bathroom are cleaned on a regular basis.

However students are required to leave the Kitchen and bathroom as they find them, clearing up after themselves.

BILLS

All bills are included in the monthly rent.. gas electric, broadband, heating etc.

FULLY FURNISHED

The rooms are fully furnished and have all the items needed for your stay, bed linen and towels are supplied.

There is a secure locker in your room and a simple sliding lock on the door.

The room has a desk and chair for study.

The sitting room is not shared space.

The second floor room is available for the whole academic year 2019/20 available for renting from 1st September 2019 to May... June 2020 or a later date can be agreed on.

I also consider single semesters(Sept to Dec)(Jan to June)

I have an up to date gas safety certificate.

STUDENTS HAVE THERE OWN KEY TO THE HOUSE

I have no abjection to a person being a smoker however not in house only outdoors.
