Chilled creative couple (male/female) offering bright and simple double room from the third week of March/by negotiation - our most recent lodger left on Friday 20th but we're doing some redecorating.

As previously, we're not in a hurry to find anyone, so we should be able to set up viewings which are mutually convenient.

Nightly, weekly and ongoing or short term Mon-Fri lets considered.

Deposit required for longer stays.
Current preference is for a couple as we are likely to be away a few nights a month but single people welcome too (PLEASE NOTE: rent for couples is £100 more per month)!
Price includes bills, bedding and sundries - loo roll, eco-friendly cleaning products incl washing up liquid/laundry detergent. .

The flat:
Upper flat (so internal stairs) with own front door. Set on a terrace above a main road (Broughton Road), messy little own garden which faces south and is away from the road.
Two bedrooms which face the street, small well-equipped kitchen with dishwasher and Nespresso machine (complete with compostable pods), utility cupboard with washer-dryer, separate living room with dining table/desk. Wooden floors throughout (except bathroom/kitchen). Fast wifi connection. We now have a TV, a TV licence as well as a Netflix subscription. We also have books. A fair number (and still never enough!).
Bathroom with electric shower over tub. Possible space for a bike in the garden.
We are meat eaters (although not excessively so) but vegetarians/pescatarians would probably find it much easier to live with us than vegans might.

Easy access to buses, c.10-15 mins' walk to York Place for trams, about mile from Waverley. We're between a couple of parks and close to the Water of Leith Walkway and various cycle path routes. The Botanics are less then 10 minutes away on foot.

The room:
Furnishing is simple but comfortable (a beautiful classic metal bedstead, lamp, large mirrored wardrobe and *epic* adaptor/usb charger combo and some hooks) with double glazing and wood flooring. Bedding is included, and towels and toiletries can also be provided.

There's only one bathroom so being clean and considerate is a must.

Pets: We have a v chilled large dog (very good with people, interestedish in other dogs but not aggressive or annoying) who likes to eat and sleep and who barks a lot for his breed but very little for most dogs. We would consider another dog on the proviso that it's relatively docile and not noisy and - most importantly - if it harassed our dog, you would have to leave. No cats, sadly, unless you were happy to have it live in the garden.
Pets incur an additional charge for cleaning (£15 per fortnight). :)

It's rather depressing to have to say that we're LGBTQ+ friendly, open to nationality and language, that we're more interested in having people who know how to tidy up after themselves than in sexual orientation, gender identity or ethnic origin - but apparently it needs to be said.

We speak English and Italian, and some Spanish (would love an excuse to learn more) and even less French.
