I am looking for someone responsible, considerable and friendly to move into my large, clean and tidy, 4 bedroom house in Greenhill Gardens, just off Bruntsfield Links.

The room available is a large, fully furnished with desk, double bedroom at the rear of the house, overlooking the large lovely garden. The house is in very good condition with most of it newly decorated and furnished. I am looking for someone that will look after the place, to keep high standards in keeping the place clean and tidy and to basically treat it like their own.

As well as the 4 bedrooms, there are 2 bathrooms (one upstairs and one downstairs – both with baths and showers), 2 large lounges, a large kitchen/dining room, a utility room and a driveway and large, beautiful garden with outdoor garden furniture, BBQ and firepit. There is also a garage used for bike storage or any other large items. Driveway parking is available for one car.

There are all the usual facilities - washing machine, tumble drier, dishwasher, microwave, etc. There is fast fibre 1000Mb broadband, wifi access throughout the house, Virgin TV including movies and sports and Sonos/Amazon Alexa devices. A cleaner come in once a week to clean the shared areas.

I live here with my 6 year old son, Ewan, who is starting P3 in August at Edinburgh Academy.

Ewan stays here 3 nights a week. He is a very happy, clever boy. I am not sure how much any house mate would actually see or hear him given his bedtime is at 8:00pm but obviously I would prefer someone that at least likes children and respects the normal needs of a child. Previous housemate have all got well with him when their paths do cross.

There are also 2 affectionate cats.

There is also a second spare double room that I will also rent out shortly. any housemate would of course have a say in who else moved in.

I am looking for the house to be happy, sociable place to live but also with plenty of room for everyone to have their own space. I am fairly easy going so long as everyone is considerate and responsible.

Importantly, any housemate must comply fully to the current COVID restrictions and be fully vaccinated.

I am 48 years old and as well as caring for Ewan, I work in IT contracting.

It is fair to say that my partying days are almost over. After a recent serious illness, I am looking for a fairly quiet house and a considerate housemate to share what is a lovely family home. I’ve rented out rooms over 10 years and just about all were great flatmates so I am well used to sharing my home and I enjoy living with other people.

In my spare time I like watching films and good TV shows, music, meals out, camping trips, holidays and generally having friends over.

The rent includes all the usual bills and cleaning that would total to over £150 if changed separately. I am fairly flexible about when someone actually moves in.
