I am a live in landlady.

I asked my Son Mathew to create this advert for me so you are not confused of my name as a landlord.

Description:
The house is a 4 bed end terrace, 3 car parking area.
The house is located just south of Plattfields park on a quiet cul de sac.
It's a modern house and there’s a combined multi purpose room (kitchen /diner / seating area ). It’s perfect for someone who have activities daily outside the house.

A locked shed for bikes.

Note: “ Ensuite “word was used but it is a private ground floor bathroom. So, it is available, just add £50/month if you preferred private bathroom ( shower, toilet, sink).

1 shared bathroom upstairs for 2 ( if the ensuite was rented) or 3 people to use it. There are 4 bathrooms in the house.

Payments:
deposit, 1 month advance rent, for this short months only, all bills are inclusive. Except Council tax( 1/4 share to pay, students exempted).

Guide only: quiet at times (preferred regular working hours of 9-5 pm, not midnight shift . Not working from home professionals.
The house is ready to calm at 10 pm for people who work early morning). Friday to Saturday evening is fine for relaxing evening.
Washing and drier - machine stops at 9 pm or 10 pm on work days resume at 7 am.

Please use the energy supply at minimum use, so I will continue the bills to be inclusive( 5 months of 2024). Review after suppliers don’t increase price again.
This is just guide for bills in the current 4 bed house.
Approximate:
council tax- £150/ month
NOTE : - gas and electric varies between £35- £85 ( extreme weather only)/ person/ month for 4 people using it.
Water is metered £11/ person per month on minimum usage.
Wifi is fixed £26/ month for 4 users.

It’s a clean house, so it’s expected to keep the place tidy and safe, chores every weekend ( 15 minutes cleaning).
