My lovely flatmates got engaged at Christmas and are now moving out to their own place. I really like the current place, so I’d love to find two gay male flatmates to replace them.

THE PLACE:
Forest Hill / Honor Oak Park area
2 rooms available in a beautiful newly refurbished ground-floor 3-bedroom flat (105 sq m) – one is an east-facing ensuite bedroom with loads of daylight (£750 pcm) and the other is a standard double (£570 pcm) with a bathroom shared with one other person. The rent is exclusive of bills, which come up to about £70-90 a month (depending on the season). The deposit is DPS-protected. Both bedrooms come with a double bed, but these can be removed, if preferred. The building has recently undergone major improvement works.

Both bedrooms have loads of storage space – an entire wall of fitted wardrobes. The flat has underfloor heating throughout, a large open-plan living-kitchen-dining space with a dishwasher, as well as an outside patio area. There is a separate utility cupboard including a washer and a dryer. There is also a video intercom, alarm and an outside bike shed. Unfortunately, there is no designated parking but there are usually plenty of free spots on the side roads around here.

The flat is unfurnished so you’re welcome to bring your own furniture (some of the current furniture will be removed by my flatmates). Otherwise, I am planning on buying some myself :)

The landlords are decent and the maintenance guy lives round the corner, so we’ve never had any issues having stuff fixed. I’ve been with the same landlord for 4.5 years now. This is not a sublet - you will have your own tenancy agreement, on a rolling basis (after initial 12 months). There are a few checks the landlord will require before you move in, including an income statement and potentially job references. Benefits should not be an issue though.

THE LOCATION:
The flat is close to Forest Hill and Honor Oak Park stations, for easy access to the Overground (with Shoreditch and Dalston a short train ride away) and national rail services into London Bridge and Victoria. The flat is in easy walking distance to the shops and pubs of Forest Hill, whilst the restaurants/pubs and cinema of Lordship Lane are only a short bus ride away. And if you are not so familiar with the area – green is the keyword :)

YOUR PROSPECTIVE FLATMATE:
I’m 30, dual citizen (Poland/UK), linguist by profession. I work from home, but usually work in my room. I’m passionate about language teaching, do a bit of knitting and photography in my spare time and I’d like to think I’m a decent human being. I and my current flatmates like to use the living room for socialising, I love a good board game, and I cook. I'm a cyclist and I spend a lot of time travelling (when possible).

YOU:
Ideally, I’m looking for two other gay males. As this is the nicest flat I’ve ever lived in, I’d like to maintain the good homely atmosphere we’ve enjoyed here so far and live with people who will treat the place as their home.
