About the Room: Bright and cozy double bedroom just 5 minutes from Paddington Station and Hyde Park! Located in a well-maintained flat on a quiet back street, this space offers a peaceful retreat in a prime central location.

Requirements:
As per my landlord’s policy, everyone living on the property must be included on the tenancy agreement. Proof of income will be required.
Passport or ID may be requested before moving in.
Important Note:
The current tenancy agreement is set to expire on 14 July 2025, and there is a possibility that the rent may increase upon renewal. I will keep you informed about any changes well in advance, and we can discuss next steps closer to that time.
House Rules
To maintain a clean, safe, and respectful environment, the following house rules apply:
- No pets.
- Quiet hours: 22:00 - 08:00. Please respect the neighbors and avoid making noise during this time.
- No parties or events.
- No smoking, and flatmate is not allowed to bring their own additional overnight guests.
- Please keep the kitchen and bathroom clean and tidy.
- Clean the cooker after using it.
- Wash, dry, and put away any dishes, cookware, and utensils you use.
- Do not dispose of leftover food down the kitchen sink.
- Do not wash shoes/trainers in the washing machine or dry them in the dryer.
- If keys are lost during your stay, a £95 fee will apply, as only one set of keys is provided.
- To ensure smooth arrangements and mutual convenience, I kindly request a two-month notice if you decide to move out. This allows adequate time to manage the flat and find a suitable replacement.
