- All bills (water, heating, electricity, council tax, service charge)

THE ROOM
The room is spacious, bright and doesn't border the lounge or other bedroom. It is adjacent to the main bathroom which will be pretty much all yours (though it's technically not an en suite). Furnishings include:
- King size Eve Sleep bed frame with a Simba hybrid memory foam mattress that, according to the manufacturer, guarantees a good night's sleep
- Underfloor heating controllable from the room's thermostat
- Large 230cm high triple wardrobe
- 3 drawer chest of drawers
- Bedside table with lamp (with two charging points)
- Desk and chair
THE FLAT
The room is in a 2 bed 2 bath flat in the recently completed Manor Place Depot development. The flat comes with all the usual amenities such as a dishwasher, washer-dryer and bread maker. There is a sun-facing (1pm until the evening), furnished and spacious balcony accessible from the kitchen that overlooks a communal garden with outdoor table tennis table, and residents also have access to additional private gardens. There are three secure bike sheds onsite which you will have access to for those that cycle.
The shared lounge is spacious, full of houseplants that don't need much attention and has a TV with Apple TV.
The kitchen has plenty of worktop space and has a bread maker and juice maker that you are welcome to use (but please deal me in).
My room has the ensuite so you will have pretty much exclusive access to the (significantly) larger bathroom which comes with a bath and shower.
THE AREA
The development is very well connected, being a ~7min walk from Kennington or Elephant & Castle (at my walking pace, at least!) where you have access to both branches of the Northern Line, the first stop of the Bakerloo line and the Thames Link overground through Blackfriars. You can walk to London Bridge in 30 minutes or so which is what I tend to do to get to work.
The flat is very close to a few parks, being a 5-10 minute walk from both Kennington Park (dog central with a great pizza place) and Burgess park (huge with a nice cafe, some tennis courts and a water feature with ducks)
There is a Tesco, M&S, Co-op 1-2 mins away, the Mercato Metropolitano is 10-15 minute walk away and the flat is just a few minutes from the recently completed Elephant Park development which comes with lots of new restaurants and bars.
You will be just a few minutes from a McDonald's, KFC, Subway and a 24/7 jerk chicken bagel shop for those that, like me, lose willpower after a few pints.
ABOUT ME
I am a 6'8',' former physics student who graduated from Imperial College in 2017. After serving my time in M&A investment banking, I moved about a year ago to a fund based near London Bridge.
My office is currently open for business to those that want to go in so I tend to work from the office. Hours tend to be reasonably long and I often start around 7am so typically head to bed early during the week.
I used to pretend to play rugby at university which I continued doing after graduating until a fall in San Francisco put my wrist and ankle out of action. My sporting interests are now cycling to distant pubs, trying to run a 5k in a reasonable time and playing table tennis on the communal table.
Otherwise, I like drinking too much red wine, watching the odd rugby game, and going on short trips abroad. I'm a fan of occasional activities I haven't tried before, with axe throwing currently on the radar.
Looking for someone chilled out and clean who respects the house and the long office hours during the week. I'm hoping you will be comfortable here and it would be a bonus if you we could pop out for a pint or a glass of wine (or Diet Coke) every so often. If you are interested, drop me a message and let's arrange a viewing & grab a coffee
