Looking for a new flatmate for a double room in Elephant and Castle! The room is such a steal for the area and building amenities.
It's a small room with a double bed and a dressing table/desk (potentially also a wardrobe and drawers, haven't decided whether to take). There's also a walk-in closet for you to use and a storage room we can share. You'll be sharing the 2-bedroom flat with 1 other female professional (myself). There's one bathroom, kitchen and living area.
🏡 Property highlights:
- Double room with modern furnishings and ample storage
- Shared access to kitchen and cozy living area
- 24/7 reception (concierge)
- Building amenities: gym, pool, sauna, courtyard with coy pond, Amazon collection point, parking lot, elevators
📍Location benefits:
- Walking distance 3 minutes to Elephant and Castle tube station (Northern Line and Bakerloo Line), 5 mintues to rail (Thameslink), and 5 minutes to 10+ buses
- Easy access to central London (25 minutes to Bond Street, 20 minutes to King Cross)
- Walking distance 5 minutes to Sainsbury's, Sainsbury's Local and Tesco Express, 18 minutes to Lidl, and 2 minutes to off-license convenience store
- Local amenities include Elephant Park, Imperial War Museum, Kennington Park, Burgess Park and loads of restaurants, cafes and shops
- 15-20 minute walking distance to London Bridge, Waterloo and Kennington
💸 Rent: £850 per month (water bill included)
- This is subject to increase to around £865. The landlord has not yet confirmed whether she will increase the rent but has assured that it will be within £10-20.
💸 Other bills + council tax: around £150 per month
- This is also subject to increase due to energy costs:(
- But it is also subject to decrease because the new flatmate and I will have to sign up for new WiFi as our current subscription is set to expire, and we can find a less costly one if you want!
💸 Deposit: £1,025
🗓️ The lease will begin 1 May 2025.
- There might be some leeway to move in a couple days after, but those that can move in 1 May will be prioritised.
- The landlord would like somebody that can commit to the property by latest 1 April. That said, I will be closing the ad 24 March, so if you’re interested please make sure to reach out prior to this!
✨ The ideal person will...
- be a friendly and kind person!
- enjoy having casual hangs with flatmate, but also good with not spending 24/7 together
- be clean and respectful, but also flexible and understanding enough to tolerate some mess at times
- be communicative — no passive aggression when there's something you don't like! Let's talk it out and resolve:)
- ideally be WFO most days. Not a huge deal if not, but I am WFH most days so the flat may get a bit crowded!
- bonus points: my flatmate is taking her TV and air-fryer... if you're able to bring yours over for the living room I'll love you for it. But otherwise I will probably replace, at least the TV.
Don't miss this opportunity to live in a prime London location with excellent transport links and a homely atmosphere!
