Hi, I am enrolled at Falmouth University so will be moving away till next September 2023.
My partner and 7 year old son will have to stay in the family home temporarily. We are looking for someone to watch our son at nights and drop him at school in the mornings while his father works. The rent is low as you will be helping us out.
Andrew my partner is a HGV driver and works Thursday night to Sunday night and is home for dinner time the following day. Once he is home you will be free to do anything you choose. If you'd like a break or a weekend off this will be possible if obviously mentioned as then a grandparent can take over that time.

You will be required to buy your own food or contribute. The rent cost for the rooms can be discussed if you are interested.

We have 3 double bedrooms available in Hinckley/ Burbage area.

The largest room is the size of a living room, and can fit double
bed sofas and tv. It has wooden laminate flooring, is based downstairs has its own lockable door and a downstairs bathroom is available.

The smaller rooms are upstairs amd fit double beds in, one has a built in wardrobe. They do not have locks on the doors, but this can be added. There is a main bathroom
between them both which is rarely used as the main bedroom
had an en suite.

Shared use of kitchen, dinning room, conservatory, lounge, front and bavk garden are communal area and the house has gas central heating, 1 shower and 1 bath, 3 sinks, 3 toilets, double glazing, oven, microwave, kettle, toaster, washing machine, dryer and use of a dishwasher. All kitchen utensils, crockery, pots & pans are available or if you choose to bring your own then that is OK aswell.
We also have 3 cats that live with us and they go out most of the time.

The house is a 5-bed detached, and is situated in a safe and quiet cul-de-sac, has accessible double drive parking and is within walking distance from the Tesco supermarket, local shops and industrial business parks. There is also easy access to the M69, M6

The town centre is approx. 2 miles away and has a range of shops and supermarkets and a cinema and the train station is about 10 minute drive away.

The rent is all inclusive, (electric, gas, water, council tax, broadband internet - unlimited also netflix).

There is a deposit required to show your intrested and to ensure no damage occurs. You will be provided with a tenancy agreement (discussed mutually together) and a receipt will be provided for your deposit and rent (if required).

Rent is payable per calendar month and can be discussed if serious about moving in.

We can also accept couples for the larger room but as there are 2 people the rent will be be increased.

References are required (one from work employers and one character reference / guarantor). This is more to ensure our sons safety than anything else.

As a live in landlord I tend to do the cleaning in communal areas and ask that you keep your room clean and tidy and general communal area clean and tidy when used. I would also ask that a small contribution is made for phsyical cleaning and materials as my partner can work long hours (these can be discussed).

We are looking for a friendly, non-smoking, who is responsible, respectful and clean and tidy and comfortable with young children.
