A comfortable and relaxed place in the lovely and sought after village of Sutton Bonington. It is an ideal place for people looking for a relaxed country lifestyle in a large farmhouse with a large garden and a supportive live-in landlord. Rooms are currently only available on a week by week basis although notice of at least four weeks will normally be given.

Room 3 and Room 5 are large rooms on the first floor floor facing North. They are available weekly now.

Room 8 is also on the first floor. It is a single room facing South over the garden.

Bills are a fixed amount per month, lower in the Summer because of the gas cost. They are now £29 per week in the Summer, and £49 per week in the winter. They include:
- Council tax, electricity, and gas
- Broadband, the TV license, Netflix, Amazon Prime, and Amazon Music.
- Ground coffee, tea bags, sugar, milk, porridge for breakfast.
- Washing powder, toilet paper, cleaning materials, and bin bags
- Common cooking stuff: cooking oil, salt and pepper, and a large array of herbs and spices

The heating is on from 06:30 to 22:00 except in the Summer. There is an Alexa in each room with which you can control the temperature by voice instruction, as well as a weekly schedule.

The maximum Local Housing Allowance for this area is £78 per week. If you are on a low income or benefits, this is your maximum entitlement.

Pets are welcome. I will only have well behaved animals. Dogs must be friendly with other dogs and people, and must be carefully introduced to the ones already here. The one here at the moment is a mature large labrador cross with a good temperament. There is also a small weekend visitor dog.

The house is a 1908 farmhouse built with great character and set in the village of Sutton Bonington. All the rooms are of a large scale - even the smallest. There are plenty of facilities, including a kitchen/dining/sitting room on the top floor, and a large traditional farmhouse kitchen on the ground floor. There is fast WiFi throughout the property. There is off road parking.

Smoking is absolutely not permitted in the house. In fact, it is illegal.

The garden is a relaxed place divided into two parts, one of which is for my private use. The field immediately to the rear is used by the local stables for horses.

The village is home to the out-of-town campus of Nottingham University. There is a free to all shuttle bus to Nottingham's campus and the tram stop at Clifton running every 20 minutes, passing Nottingham Trent Uni. The village also has a sports centre, a post office, two local pubs, a newsagents/off-licence, and a Doctor's health practice all within a short walk. Loughborough Rowing Club is only a mile away. But if you want nightlife, this is probably not the place for you - even though the pubs do stay open very late if you are in them.

There is a poor bus service a few times a day, and a bus on demand. These are not satisfactory for work. The nearest useful bus is 2 miles away.

There is a shower room with a toilet on the ground floor, a wet-room and toilet on the first floor, a large wet-room with toilet and a bathroom with toilet on the top floor. We are happy to have couples and children. There are three washing machines. I use the washing line for drying, but there is a tumble dryer.

We have significantly more kitchen space than most houses, including two kitchen cupboards per room, half a fridge per person and dedicated freezer shelves. Additional space is available outside.

We are only offering monthly or weekly lets. They can normally be renewed. One of my lodgers has been here four years. For weekly lets, I charge an additional 25%.
