We have a room available in our house.

We have a total of four rooms: 3 big rooms and 1 smaller room, but historically we have only rented 3.

All rooms are ready to move in: double bed, covers, pillows, wardrobe & hangers, desk and drawers; lamp, chair; etc. Nothing else needed, no hassle. The bigger rooms have 2 large windows while the smaller room has one full length window.

The house is 3 storey, 4 bedroom, new build, built in 2016 and has more facilities than most: bath/shower; dishwasher; washer/dryer; garden; shed; TV; broadband; etc. All usual essentials as well - if there's anything you need, we probably have it, just ask (towels, iron, etc.).

There's on street parking outside (some day time restrictions). This is covered by my CCTV, and there's one parking space on the driveway.

We're looking for someone sensible, clean and tidy, who doesn't smoke. Ideally a working professional, and ideally longer term (12+ month). Most people who have lived there have stayed multiple years - the two people living there at the moment have been here 2+ years and almost a year.

We're live out landlords who have always rented 3 rooms and kept the one room so we can stay over sometimes or come over for work. However, with Covid, we came over less and less, and longer term will likely rent this room out too.

When we do come over, it's normally to keep on top of jobs or work in the 4th room, and we sometimes bring Biscuit, our golden Labrador, over too. He's very well behaved and loves people :-)

As a bonus, we also have/do the following:
- Super fast broadband
- Package TV as well as freeview
*I'm not specifically including these as I don't want to be bound by these in case they change, however we've always had/done them.

We're not a rule type house but have some general expectations:
- keep the noise down in the evening/night
- clean up after yourself (i. e. wipe surfaces/hob after use).
- keep the garden tidy (mow, trim bushes)
- respect others
- no smoking
- etc

Currently there are 2 working professionals (Georgia 34 and Daniel 29). Seeking another professional who is clean, tidy, respectful and similar age. Enjoy socialising but also respect others privacy.

The en-suite will be £700-850 (Bed 1 - rented). We rent the double rooms at £650-£800 (Bed 3 rented, Bed 2 available) and if we ever decide to rent the smaller room (Bed 4), it will be £650 per month. All these are paid in advance with a deposit of £600. This includes bills.

However, since we are looking for longer term flatmates, we plan to offer a decreasing rental, so the longer you stay the cheaper it becomes...

So for Bed 2 or 3:
£800 pm for months 1-6
£750 pm for months 6-12
£700 pm for months 12-24
£650 pm for months 24+

And for the en-suite (Bed 1)
£850 pm for months 1-6
£800 pm for months 6-12
£750 pm for months 12-24
£700 pm for months 24+

We'd prefer long term, however, for the smaller room, we would consider someone looking for a weekday let or only here adhoc. We're very flexible, so ask if unsure.
