I am looking for a student to replace me in my student flat from 1 February 2019 until the end of the academic year (May 2019), potentially longer. I am moving out as I graduated in my Master's last month, and I am looking to move elsewhere.

Flat is relaxed, clean and relatively quiet, the other two occupants are English/History and Politics/History undergraduates, both very friendly and welcoming! Location is perfect for students within the beautiful Bruntsfield area of Edinburgh, with plenty of wonderful coffee shops, cheap grocery stores and only a 20 minute walk from the central Edinburgh Campus. A large Tesco is located less than a 5 minute walk away, and a local Sainsbury's around a minute away.

Rent is £470 a month, approximately £25 a month for bills and internet depending on use. Students preferred as non-student applicants will be fully responsible for council tax (£235 p/month).

The flat has an entrance hall, three bedrooms, one bathroom, a storage room and a kitchen/living room, pictures are attached.

Lease details are managed by property management company ACE, to sign the lease a guarantor form, landlord reference and 2 forms of ID are required.

I'm leaving Edinburgh with many happy memories of this flat, my housemates, and my time spent here as a student. I hope my replacement will have just as pleasant and enriching an experience here as I did.
