Very spacious double room available near Shandon place.

Due to lack of work and studies being moved entirely online I am sadly having to move out of this wonderful little house located in a very peaceful and well sought after area.

The property is a 2 bed terraced house with front garden, shed and free on street parking (very rare for the area), small kitchen, shared bathroom with electric shower and bath as well as a large living room. The house was recently painted and had a new combi-boiler installed.

You would be sharing with a mature student (male 26 trainee chef) although he spends a lot of time outside cycling or working when not at college. The house is very well kept and was recently painted. We are more than happy for people to come around and view the property (in-keeping with restrictions) or to have a video call to show the place if more convenient.

There is a bus stop located just off the lane on the main road (Slateford Road - serves 4, 34, 35, 44, 300 skylink), canal cycleway is located 2 minutes behind the house with direct links to the city centre and Heriot-Watt. Edinburgh Haymarket is also only 20 minutes walk.

The 34 bus serves a direct route to Heriot-Watt and Napier Sighthill, with Napier Craiglockhart and Merchiston Campus' within walking distance.

Fountain Park is about 10 minutes walk with the city centre / meadows about another 15 minutes from there. Harrison Park is also located just behind the house with the Braid hills and Blackford hills close by.

Lidl, Aldi and Sainsburys are within 5 minutes walk of the house with ASDA and the corn exchange about 20 minutes on foot. There is a gym (the gym group) located behind Sainsburys with Murrayfield stadium about another 5 minutes walk from that.

For council tax reasons we would be looking for another student or someone willing to take on the full obligations that come with council tax (although you will be eligible for a 25% discount).

Rent does not include bills (gas & electric, fibre broadband) however, these come to roughly £60 per month.
