Hi,

I have a double room available in a 2nd floor flat on Ardmillan Terrace near Gorgie and Dalry Roads. The flat has a great location with bus stops (44, 4, 25, 3, 33, 35…) less than 5 minutes away and Fountain Bridge 10 mins walk. The flat is 15 minutes away from Haymarket train station, therefore, it will be ideal if you need to commute for work.

The room has a double bed, wardrobe, chest of drawers and a chair.

The whole flat is really bright and airy. It has a large spacious living room and kitchen with a fridge, freezer, gas hob, electric oven and washing machine. The bathroom has a shower above the bath and there is a separate toilet. The flats in the building also share a small garden which is mostly used for hanging washing out (when its actually warm enough!)

I am looking for a flatmate (male or female) who I can have a chat with, perhaps the odd glass of wine but is also respectful and happy to share the cleaning of the flat. I work during the week so it isn’t a party flat but I am more than happy to have people round occasionally.

Rent is £350 (deposit £350) and bills are around £120 in total (gas, electricity, internet, phone, and council tax) plus any calls you make, which both need to be paid in advance by direct debit. Moving in date is the 1st of August at the earliest. I am not in a rush to find someone to fill the room, its more important to find the right person.

The landlord kindly requests proof of employment and a reference from a previous landlord. Only professionals please and sorry but no couples or DSS.
