Hello,
Two of us are sadly having to leave this beautiful flat due to changes in our work, and are looking for new tenants to replace us in this lovely home that is *over 940sqft*. (see floorplan attached)
On the corner of Mill lane, this flat could not be better located for transport:
- 7 mins walk to Kilburn station (jubilee)
- 10 mins to Brondesbury or West Hampstead overground
- 10 mins to either West Hampstead or Cricklewood Thameslink
- 13 mins to West Hampstead underground (jubilee)
- Great bus links within 3 mins walk to pretty much anywhere you need to go!
Right in the middle of West Hampstead's brilliant West End Lane and Kilburn High Road, there are a huge array of shops, restaurants, takeaways and bars - whatever tickles your fancy. There is a very affordable gym just up the road if that's your thing too, and it's only 10 minutes to a range of parks, or 25 to the beautiful Hampstead Heath! Take your pick from Tesco, Sainsbury's, Lidl, Aldi, Waitrose or Coop - all of which are 7-20 mins walk from the front door. If you have children, we are slap bang in the middle (5-20 mins walk) of many of the local Schools.
The flat itself boasts a large reception room which is well lit with large windows and furnished with a bookcase, sofa, chairs, dresser and an extendable table which works well as a home-office or dining area. The kitchen is at the heart of the flat, with modern equipment and loads of storage space in excellent condition - a Bosch gas stove with electric oven and extractor, family-sized fridge, dishwasher, shelf for your favourite cookbooks, etc. As an extra, it comes with some basic utensils and plates, Dyson hoover, cleaning materials, etc. - all courtesy of our lovely landlady. The bathroom is fitted with a bath/shower and sink, and there is a separate toilet.
There are 3 bright double rooms - which we are open to being taken by one group of 3 or individuals (the landlady has an HMO) - all a good size with spacious fitted wardrobes and a mirror. None of the bedrooms share a wall, so there is good privacy and sound insulation between them. The largest room is *huge* and comes with a desk, great if you are working from home as well as an extra walk-in storage cupboard/wardobe space. The medium room also has space for a desk/another piece of furniture, and works well for a home-working space too. The smaller double is well-arranged with built-in shelves and wardobe that really make the most of the space, and huge windows.
The whole flat has double-glazing and is always a good temperature. Bonus - there is a large, pretty communal *garden*, and the neighbours are all very friendly and respectful!
We have split the rent at 600:650:750, but if you were to take the whole flat, you could of course agree a different arrangement between yourselves. Our bills come to c£90/month, per person, and we would be happy to arrange transfer of the contracts into your name so you don't have to wait for wifi! (we have Virgin Media and our energy provider is Bulb, who are eco-friendly :) )
From our own experience looking in the area, this flat is an absolute steal and unusually large for the area. We've loved living here, the flat and location are just amazing, and the landlady is incredibly friendly and helpful - you'll be in good hands! We are ideally looking for someone to take over the whole tenancy (just over a year) but you are welcome to just swap yourselves out as we are doing now!
