This is our latest development and is definitely one of our best to date.

Starting last year, we set out to create something a little special. We completely gutted the property and refurbished it with as much love and care as we could.

Although the property is a little unassuming from the outside, once you step inside you realise how nicely proportioned the property is. Without exception, everyone says how much bigger it is on the inside than it appears from the street.

On the ground floor you enter into the hallway. Room 1 is on the right then at the second door there is a communal living room. This leads onto the kitchen as well as Room 1's 'off suite’. Upstairs there are 2 ensuite bedrooms on each of the first and second floors.

We’ve also included lots of little touches like the ethernet and tv points in all the bedrooms as well as a huge American fridge freezer and a cupboard to keep the hoover!

The living room has a large 42 in TV with a Netflix account included as an extra bonus. There is a dining table for you to be able to sit down and have your dinner away from the comfy corner sofa which has been especially made to fit the living room.

Off the living room there is a well-appointed kitchen with ample cupboard space and work surfaces for you to cook up a storm. Tucked away behind the kitchen there is a little area for the washing machine where with a cupboard to keep your laundry powder etc.

All the rooms are fully furnished with a double bed, wardrobe, chest of draws and bedside table. As everything in the property is brand new you’ll be the first to sleep on the orthopaedic mattresses which are cut above any old mattress you might expect from a standard houseshare.

We've called on our experience over the last 10 years when designing this property, from putting the internet router in the middle of the property through to the professional interior design and paint job.

Location wise, the property couldn’t be in a more convenient spot. Located on a main bus route, getting into town is very easy with buses passing the front door every few minutes. If you don’t fancy the bus, Sherwood high street is on your door step so walking down the road for a pint or to grab a loaf of bread is just as easy.

As well as all of the above, house bills are included in your rent. A cleaner will also visit the property once a week to carry out a clean of the communal areas and complete an audit to make sure the fire alarm works and the property is being well maintained. (Utilities included: Gas, Water, Electricity, Virgin broadband, Netflix, Council Tax and a cleaner once a week.)

Room 1 benefits from a bay window and has a desk looking out onto the tree lined pavement at the front of the property. Both the ensuite and the bedroom itself are larger than average and both benefit from ample natural light.

Room 2 has exclusive use of what would have been the family bathroom for the house and so is a little more roomy than the average ensuite. Perfect for anyone looking for a warm room located at the rear of the property overlooking a quiet yard and back alley.

Room 3 stretches the full width of the property making it one of the largest rooms that we have in our portfolio. It also has a big window which makes the rooms bright and airy as well as having a bit more space to make your own.

Room 4 is tucked away on the top floor at the rear of the property. This room is ideal for anyone looking for a quiet room away from the coming and goings of the main house. It’s a cosy room with views out over the rear gardens of the neighbouring houses.

Room 5 also spans the full width of the property and benefits from having the top landing to cater for its ensuite. As such the room has a rectangle shape and with the large window looking out into the treetops of outside the window has views looking out down the Road.

We’ve just completed the finishing touches and now it is ready for the first housemates to come and make it a home. As with all our properties we try have a split of males and females in our houses and most people tend to be between 22-35 although there's always an exception to this :-)

The main thing is we are looking for 5 professional tenants that we can match together to try and give the best experience possible.

Based the experience of our other properties, en-suite rooms like this don’t hang around for long once we start booking viewings, so if you are interested please see below about the application process and a bit more about the house itself.

Booking a viewing and application process:

1) To make things as fair as possible we will reply back to anyone who has dropped us a message about booking a viewing and confirm a 15 minute appointment on one of our designated viewing days. These appointments are back to back and we have several in a day so please make sure you are on time for yours as it is unlikely we will be able rebook if you are late or miss your appointment.

2) For those interested in making an application, we will then provide our online application form to fill out and submit.

3) We will then carry out the referencing process and once completed will send through an online contract for you and your guarantor to sign.

4) Finally, we will set a date to meet you at the property to complete your check-in and get you moved in.

We have a couple of requirements from those looking to apply for a room with us:

1) To save you a bit of money we don’t take deposits, however, we do require a UK based home owner to act as your Guarantor instead.

2) Now the property is finished we want to set up a great houseshare as soon as possible. As such if you are looking to apply for a room you will need to be ready to move into the property within the next 2 weeks.
