Looking for someone to fill a room in a 4-bedroom two-story flat in Hoxton.

We are 7 minutes walk from Old Street Station, with bus stops (21, 141 and 76) and a Tesco across the road. We're also 5-10 minutes walk from Shoreditch Park and Britannia Leisure Centre (owned by Hackney council so it's only £50 for gym, swimming, and fitness classes).

The property is fully renovated with a spacious open-plan living room and kitchen with tons of natural light, plus a garden with a BBQ for summer. There are 2 bathrooms, both with WC and shower.

The room itself is quite small, but it does contain a double bed, a big wardrobe with spacious drawers, and a small desk. There is also extra space in the living room and under the stairs to store stuff (e. g. luggage). The room is bright and the Sun comes through the window when it's sunny.

The flat is fully furnished as you can see in the pictures, and of course it includes all white goods (fridge, freezer, induction stove, oven, microwave, dishwasher, washing machine). We own and share plenty of kitchen and living room gear (pans, pots, utensils, drying racks, iron, hoover, etc).

We are a friendly international household of ages 27-29. Mario is Italian and works in Tech. Salomé is French and she's doing a PhD in Economics at LSE. And I (Luis) am Spanish and work as a Data Scientist in an AI for mental health start-up. We enjoy a good balance of socialising and personal space: chats in the kitchen, movie nights, group dinners, but everyone respects each other's routines.

Rent is £1,100 per month, including fast internet connection that works well both downstairs and upstairs. The rest of the bills come out to an additional ~£150 per month, and include council tax (band C), electricity, gas, water, and a cleaner that deep cleans the whole flat once per week. We clean after ourselves and like to keep things tidy but having a cleaner is great to reduce friction and save the time and energy of having a rota to vaccum, mop, etc.

The landlord is really responsive and always quickly sends a technician to repair things when needed.

The room will become available on the 31st of August, so we're looking for someone wanting to move in as soon as possible after that. We’re looking for someone chill who values a clean, homely environment :)
