My flatmate is leaving her stunning double bedroom en suite. We live in an amazing area (with private garden and tennis court), super well connected with transportation (District, Piccadilly and Overground + Trains).

THE ROOM:
Big double bedroom with private en suite full bathroom. Three windows with venetian blinds facing the street and St Cuthbert's church.
A big wardrobe, a big desk (perfect for working from home), loads of drawers and shelves, wooden floor.

THE FLAT:
Modern flat split on two levels: living room and kitchen upstairs, two bedrooms downstairs.
All wooden floors, big windows facing both sides, a balcony, lots of light.
We have dishwasher, washing machine, drier, oven, extraction hood, kettle, microwave, big fridge, toaster, TV, Dyson hoover.
The flat has access to a gorgeous massive private communal garden with benches and tables, tennis court, ping pong table. This is heaven in summer.
There is a big private cage in the basement to store things. You can also put your bike there or use one of the two bike racks present in the building.

THE AREA:
The flat is in Philbeach gardens, a quiet residential one way street full of trees. 5 minutes from Earl’s court station (district and piccadilly line), 10 minutes from West Brompton station (Overground and trains).
There is a big Tesco Superstore open 6am to midnight every day. Earl’s court has also Sainsburys, M&S, Coop.
Parks: West Brompton cemetery park is 5 minutes walk, Holland park is 15 minutes.

THE RENT AND BILLS:
The rent is 1200£ a month. There is a deposit of 1125£ to be paid before moving in with the first rent. Minimum 2 months.
Start date: 1st of November.
Bills are approximately 250£ a month per person: water, council tax, electricity, gas, trusted cleaner once a week, Wi-Fi internet. This is a rough estimate because energy prices are skyrocketing.
We have a TV but we don’t have a license.

THE OTHER FLATMATE:
45 years old, professional in the banking industry, Italian, vegan, I love cooking and I enjoy quiet evenings at home. I work from home 4/5 days a week.
I’ve been living in this flat for the last 3.5 years.

HOUSEHOLD rules:
