Hi there, I am renting out two bedrooms in my house to fellow mature students.

This room is available from 13 September onwards at a rent of £515, all bills included. I provide an initial contract of 3 months with intention of extending if both parties content.

I am 36 years old, and I have just finished my first year of university , studying speech and language therapy. I am considerate and like a clean and tidy but relaxed home.

I'm ideally looking to have a mature student household so that we are on the same level and understanding of each others need to study.

I enjoy meals out, theatre, seeing friends, an occasional pub trip and fun days out. I adore the beach and being outside and have recently dabbled in some wild swimming.

However, I also enjoy relaxing at home watching films and box sets, and cooking, reading, or doing meditation and yoga. I love board games and table tennis too.
Of course the studies are intense so during assignment time I do tend to retreat a bit.

Given the situation and how much we'll both be at home, its important to me to find the right dynamic and someone who fits in to the house.

A future housemate would also need to be considerate with noise and help keep communal areas tidy.

House is beautiful, and spacious and is on Alfred Street, off Albany Road. 3 minutes walk to Roath park or 20-30 minute walk to city centre.

House is a Victorian terraced 3 bed with many old features. It has a relatively new renovated kitchen and garden, a beautiful light and airy sitting /dining room, bathroom with bath and shower and an extra downstairs toilet.

THE ROOM:
Light airy double room at the back of the room separate from the other bedrooms. Comes furnished with a double bed, and comfy mattress, drawers, wardrobe, long mirror, curtains, lampshade, desk and chair.

THE HOUSE:
The house has been renovated to include an airy kitchen with real oak worktops and a light spacious feel in the daytime, and a cosy feel at night. Includes all modern appliances. There is a beautiful living room / dining room with real fireplace, comfy sofa and smart TV. I have a virgin TV / broadband package and amazon prime. The dining room is part of the lounge and has french doors going out into the garden.

I am currently in the process of redesigning the living room but the idea will be that this part of the living room can be used to hang washing, and store weights and bikes if needed.

Upstairs is a bathroom with toilet, large basin, bath and good shower. Additional toilet and sink downstairs.

There is very good wifi throughout the house.
The back garden is relatively newly landscaped with rustic patio and shed, washing line and new garden furniture.

LOCAL AREA:
The house is in the sought after Roath park area with long standing neighbours nextdoor with other neighbours being a mix of residents and students. It has on street permit and non permit parking.

I am allowed to purchase two permits and a visitors permit per house so it will be first come first served for applying for a permit. This is around £35 and is in addition to the rent.

Within 5 minutes’ or less walk you can get to:

Roath park rec
Plenty of cafes, bars and restaurants on Wellfield road and Albany road.
Tesco Express, corner shop, and Sainsburys
Penylan community centre
Bus stops on regular bus routes.

Cardiff city centre, the Heath hospital, Cardiff University and Roath Park lake are all within easy walking distance too.
