I am going to leaving my flat soon and am looking for a replacement, I am also open to sublets so message me with what dates you are looking for.
Update: There are now 2 rooms becoming free in July. The one pictured is mine and that I'll be looking to give away.
I'm leaving on the 9th but move in dates are a bit flexible.
About the flat:
The People

So there's 3 people staying on in the flat, Beata who is working on her PhD, Tom who is working on his Physics Phd and Vangelis who normally works at the University Library but is currently furloughed. Chilled out people, honest and up front.
Generally it's not a party flat - people have lived here for a long time and like to take care of it, it's more a home. Everyone's very open and non-judgemental.
Location

For people new to Edinburgh - the flat is located on the corner of one of the main streets in Edinburgh. It is close to the main student halls (Pollock) and is a 10 minute walk away from the University.
It's less than a five minute walk to the Meadows park and there's lots of cafes and shops on our street.
The Flat
-------------------------
The flat is absolutely bloody massive! It is owned by a private landlord and I think one of the only flats that hasn't been divided up into smaller bits. It also means that it has a very classic style. There is a lot of vintage furniture, old dark floorboards and colourful decoration.
Generally, the flat is very cosy and homey. There are 5 bedrooms, a large kitchen with dining table, a shower room, and bathroom.
It's a very unique flat and a very lovely place to stay.
COVID-19 / Coronavirus

In the flat: COVID-19 is taken pretty seriously in this flat. We're a large flat and efforts are made to prevent any spread between flatmates. This includes washing hands when entering the flat, keeping distance from flatmates that wish it and regular cleaning/disinfection.
Due to this and due to show respect for our other flatmates, we're currently not having guests around the flat. This will likely extend beyond lockdown. We only ask that you're keeping to social distancing guidelines etc.
It's not crazy though, we're still pretty chill within the flat.
I'll only be having a few people round to view - so please put as much information as possible in your messages. Also, when visiting we'll keep distance but you'll be offered a tea/beer/coffee, whatever your preference is :)
The Room
------------------------
The room is an OK size, there are large ceilings so a double loft bed has been set up which gives it quite a lot of space. There is a window on the ceiling but there's not a huge amount of natural light - the communal spaces have more light if that suits you better. It means it is the warmest room in the flat for winter. It's one room away from the street meaning it's quieter than most of the bedrooms.
I'll keep desk, lamp, couch, drawers, wardrobe, wicker laundry basket etc, for you.
I will also leave duvet with a set of sheets. If you are new in Edinburgh, I can also leave a towel - anything else you need really.
Bills / Sublet Bill Stuff

So council tax is £40.00 a month, internet is around £10, we also pay for communal stuff like toilet roll, cleaning products etc. Gas and Electricity varies by season. Because the bills are paid at different times every few months I was going to ask for £100 a month from a sublet for bills.
Person Specification (Who I'm looking for)

Basically, someone a little bit older and mature - who won't just lock themselves away and will engage with the flat a bit more.
As long as you're a straight-up, honest and laid back person, I think you'd get on great in the flat. I would like someone who will get involved e. g. pick up things for the flat, do their share of the cleaning (generally, there's a 'soft rota' but I will write something up if you move in).
