We are letting a furnished single occupancy room in a 3-bedroom student flat share (with a double bed, photos are old and from before the current tenant - they have expressed a want for privacy so no new photos. Picture the same but with a double bed.)

We are looking for a mature student to fill the room for at least a year.

Room is furnished with a desk, wardrobe, drawers and out of the window overlooks the back green.

Flat is a beautiful, classic, old style Edinburgh tenement with high ceilings and big windows. This is a gift and a curse as the windows are single glazed so do be prepared for a cold winter.

The kitchen is really big and recently and very creatively decorated by recent tenant. Loads of cupboard/shelf space, big fridge and seperate freezer.
Toaster, kettle, gas hob and oven and I'm currently in the process of sourcing a microwave. Small utility room off the kitchen with storage, washing machine and a second sink. Also in the kitchen is a wee 'living nook' with a really comfy chesterfield couch and coffee table. Also a dining table for 4 in the kitchen.

Big entrance hallway with shared storage cupboards. There is also a little box room with a single bunk bed in it that gets used as storage (it is far too small to be rented out).

Bathroom is a bit dated but it does the job. Electric shower (recently replaced with a new one) over bath w/ shower curtain.

We don't deal with a letting agent which is great. Everything is direct with the landlady who is very responsive and reasonable. Will give more details in person.

No council tax (if you're a student), internet £30 ppm (divided by three), energy bills are big in the winter and we, like the rest of the UK, are bracing for them to get worse this coming winter.

Flat is located in Marchmont - a stones throw from Bruntsfield Links/The Meadows. Margiottos 2 min walk away and Sainsburys 5 mins away. Nice coffee shops very close by.

Parking is something of an issue. You need to purchase a parking permit to be able to park on the street at any time but there are two sections of the street where it's free after 5:30pm and at weekends. I'm currently parking my car a ten minute walk away as I am yet to sort out a permit. I believe a year's permit is £120 but I may be misremembering.
