Hi, I have a large double room to rent out for single occupancy. It has beautiful views of the park and is directly next to it, also it is close to amenities and the university, Currently I am away quite a bit so you will have the place to yourself mostly. There are two rooms in the flat, the large one overlooking Arthur's seat which is for rent, and a box room which I keep to myself. There is a good size kitchen, a bathroom and some storage spaces.

Bills work out to approx 50 pounds towards electricity and gas, and half the council tax if not a student.

I am looking for friendly easy going person, someone mature, perhaps a professional or Phd student, communicative and considerate, who will keep the place clean, enjoy it and treat it well. A person that would be keen to do it up together and who feels they would gain a lot from being in such a nice location and want to make it their home for the present would be most desired
