Hello,

We’re two full-time students, looking for one more to join us in our spacious, warm, and sunny 3rd floor apartment on Marchmont Road. We are currently two folk , one studying Philosophy (Estonian), and the other psychology (Irish). Because of council tax exemptions, we can only take on another full-time student and would prefer postgraduate or mature students since we’re working from home at the moment and need someone who’s respectful and tidy. The flat is non-smoking, and unfortunately pets are not allowed.

The rent is £475 and monthly bills are roughly £60-80 per month, with energy prices sadly having increased. There would also be a security deposit of £712.50 that would need to be paid to the letting agency, which goes into a registered tenancy deposit scheme. Our experience with the agency has been very good and they're responsive in having things fixed/replaced whenever needed. Also, there is a need for a guarantor, which is a bit easier if you have one that is UK based.

Also to mention there are a a lot fewer plants sadly as they've migrated with past flatmate and the room has shifted in terms of the location of furniture: all still there, but last person preferred an alternate layout.
