Hello,

My name is Katie and my husband and I are live-out landlords with a spacious double room to rent in Crookes (S10) in a very friendly, welcoming and homely house-share. The room itself is a large double on the first floor in a property with 4 rented bedrooms all together. It is available from March 15th.

The bedroom is neutral and has a double bed with side table, corner cabinet and a desk and chair area for working from home / studying, or a TV area. It has a built in wardrobe/closet cupboard with a rail for hanging clothes inside. (Please note, this was enough storage for the previous tenant but additional storage will be purchased if required).

It is very bright and cosy in the day time and was redecorated in 2023. Because it’s neutral, putting your stamp on it is fine and we’d be happy to discuss any furnishing or decorating desired.

Crookes is a very friendly, safe and vibrant part of Sheffield. There is a bus stop on the street 1 minute away from the house and its location is within 5 minutes walking distance to shops, 15 minutes walking to the hospitals, and 25 into the city centre. There is free on street parking should you need it.

The house itself is large with 4 bedrooms. The three other rooms are taken by working professionals - a mix of ages from 24-35. They are all very considerate, friendly and tidy and are looking for someone who will fit into this type of house. They do things together but also have their own space. It’s pretty chilled.

The house was renovated in 2020 with a new kitchen, one new bathroom, one new downstairs toilet and a new living room. The kitchen, living room and first bathroom are on the ground floor on the garden side. The living room has a big L shaped sofa and a large TV with all the mod cons. The main bathroom is on the first floor and has a shower. The kitchen and hallway were redecorated in December.

In the kitchen there is an American fridge-freezer with space so everyone has a shelf in each side. There is plenty of cupboard space so everyone has one to store their food etc. The house is furnished with all kitchenware so you would not need to bring anything. There’s a microwave and a washing mashing with tumble dryer. There is also a large standing freezer in the basement, in case people need extra freezer space. There is also lots of space in the basement for storage of items you don’t want to keep in the room, like a suitcase.

The minimum term is 6 months and there is no maximum - the longer the better. The rent is £425 per month paid on the 25th and the deposit is £425 up-front at the start (we use an online deposit scheme so your deposit is independently protected). The rent includes all bills EXCEPT gas and electricity, which is organised and paid by the housemates, and the bill for that is split equally per month. The current tenants typically pay between £40-£60 each for both the gas and electricity and a monthly deep clean of the communal areas by a cleaner.
