Potential Heeley housemate. From late-2023-ish??

Potentially looking for a good housemate from late 2023/early-mid-2024 or so (though open to earlier if I find someone I think would be a particularly good fit). Undecided at present as to whether I'll move elsewhere solo later in the year, or stay where I am if I can find the right person that I'd like to live with (and who would like to live with me). Slightly detailed advert to avoid us wasting one-another's time if we're very different sorts of people :)

2 bedroom house in Heeley, a few minutes walk from Heeley City Farm. 1 double-room. Sharing with 1 tenant (myself).
- Kitchen. Gas boiler. Gas hobs/oven.
- Living room (sofas, stereo, TV, old PC)
- Dining room (large table)
- 2 bedrooms
- Small 3rd bedroom used as a study / clothes-drying room. Has a futon for the odd guest visit.
- Bathroom. Combined bath/shower.
- Basement (mostly decently dry. Good for storing bikes).
- Small garden that gets sun after midday until evening.
- Road outside that you can park on if you have a vehicle.

* Cost: probably in the region of £400 (total) a month... not yet worked it out with my landlord / utility bills. Potentially up to £500.
* I've lived here 4 years or so. Initially as a lodger with the landlord. House was renovated by landlord when he lived here.

Looking for someone:
* Sensible, nice, honest, non-aggressive, easy-going, tidy/clean, with some crossover interests.
* Not looking for a big ol' party-house
* Preferably vegetarian or vegan. I'm vegetarian.
* Non-smoker, or willing to only smoke in the garden.
* Moderately similar in age (I'm mid-30s) - 28ish to 45ish?
* Someone looking for a housemate where hang-out and chats happen, and not looking for a room with a perpetual-stranger.
* Preferably up for playing boardgames (strategy/eurogames) sometimes - got a collection in the house.
* Doesn't blast music at a level it's a nuisance to other people in the house or the neighbors.
* Any gender/sexuality, and any level of queerness. Be as alternative as you like.
* Not planning to also move a partner/child into the house.
* Open to discussing pets on a case-by-case basis (both with myself, and my landlord). I like cats and dogs, have none of my own, but do occasionally look after friends'.
* Talk to me about: boardgames, wide ranges of music, hiking, cycling, camping, pubs/beer, leftwing politics, films, literature, art, philosophy, cacti, whatever you happen to be passionate about.
