2nd Floor duplex modern flat opposite Burgess Park looking for a new flatmate, ideally a couple, to share with two young professionals working in art and design.

The Room Available:
The room is a spacious double with private balcony and views of Burgess Park. On the landing next to the room is a generously sized cupboard for storage.

Shared Spaces:
Generously sized kitchen/dining area and large living room. The kitchen has a washing machine, gas stove, oven, pantry and large fridge/freezer.

Bathroom:
Bathroom with bath/shower and separate toilet.

Transport:
At the end of the road (4 min walk) is St George's Road busstop serving 63/N63 (Kings Cross to Honor Park) and 363 (Elephant & Castle to Crystal Palace) routes. Across the park (10min walk) the Dunton Lane busstop serves 21, 53, 63, 168, 172, 363, 415, 453, N21, N63.

From Dunton Road it is approx 15min to Elephant & Castle station (Northern and Bakerloo lines and National Rail). From St George's Road it is 10 mins to Peckham Rye Lane station with Overground and National Rail services.

The Area:
We are 10-15mins from both Tesco and Asda superstores. There are lots of nice cafes and pubs in Peckham Rye which we are about a 20min walk away. In Peckham Rye there is also the Peckham Plex cinema and Bussey Building. The park opposite the flat, Burgess Park, is lovely in the summer. There are tennis courts and designated BBQ area.

The Current Flatmates:
Lizzie works at an art gallery and as an independent curator and James is a designer and fabricator. We're friendly, respectful and easy-going. Whilst we have our own social lives we hope to find new flatmates who are up for going a drink together every so often and eating together too. We both work quite odd hours (often in the evenings and weekend) so it's likely that new flatmates will have the communal areas all to themselves every so often.

Bills:
Bills will be spilt equally between all flatmates. (i. e.: spilt between 3 if a single person takes the room or between 4 it's a couple.)
