hi there,
I sadly have to give up that wonderful room in our South London flat as I am relocating to Germany. The room is available from 1. September and the rent is 546 GBP per month + bills.

We are looking for another responsible, easy going and clean person who would enjoy living in a house full of creative vibes!

The room itself is very cozy, light & bright with high a high ceiling. Lots of sunshine from noon onwards and stunning sunsets all year round.
It is facing the backyard, so is very quiet during the night for undisturbed sleep even with the window wide open.
If you are a plant lover, I´d be happy to leave the plants in the pictures to you.
There is enough space to store your belongings in a built in wardrobe. The shelf and clothes rack are mine, however, If you´re interested in keeping them, I'd be willing to sell them.

Flat:
The Room is in a creative flat, spread out over three floors and has the luxury of a bathtub equipped bathroom. The kitchen is well equipped too (including a small gaggia espresso maker - if you love coffee).
There are two terraces: the lower one is great for craft and planting activities and the upper one being our most favorite hang out spot during lockdown: perfect for morning coffees, sunny brunches, Friday aperitivos and extensive BBQ´s.
We have a spacious living room with a dining table and two sofas, all it needs to feel comfy on a rainy day.
If you are a cyclist, the endlessly long entrance corridor provides enough space for worry free indoor bicycle parking.

Location:
The flat is located right on vibrant Walworth Road between Elephant & Castle and Camberwell. There are lots of things around that will make your stay wort while: restaurants from all around the world, the buzzing East Street market, fantastic cafés & great pubs, Burgess- and Kennington Park for sports and hanging out with friends.. So great South London Vibes guaranteed.
Lots of Buses in front of the house, E+C station (Northern, Bakerloo, Trains) and Kennington station (Northern).
-- all within 1 to max 10 min walk!
It is a convenient 25 min cycle to the Kensington campus and even less to Battersea. ~ 40 min by bus.

Living in the flat:
We are having an easy and uncomplicated way of living together as friends & enjoy joint activities (cooking sessions, or drinks on the terrace). But we equally respect everyone's privacy, if you feel you need some time for yourself. We usually do a house cleaning session together on the weekend, to have the house ready for the week ahead.
There are three other Flatmates in the house (all designers): Batu & Sude, both recent RCA graduates. If you are nice to them they might give you an insight into the incredible turkish cuisine.
Andrew, RCA (Design Products), the most talented allround maker on this planet, who also happens to be a breakfasts artist and always up for a cheerful chat on the terrace.
So the creative vibes could be ideal for students from UAL (LCC, Camberwell), Goldsmiths or RCA or recent grads.

And now the stats:
546 GBP per month + bills + council tax (if you are not a student anymore).
bills sum up to an estimated 30 a month (a bit more in winter, less in summer)
Deposit: 587 GBP
Agency contract: you'll be taking over my contract with the agency. So referencing etc will apply. If you are a student you will need a guarantor or alternatively pay the rent three months up front.
The contract runs until end of January with a possible renewal for another year (this has been handled like this for generations of RCA students and never been a problem).
The contact we had with the agency & landlords was always quick, friendly and professional (as the laundry machine broke down, they had it replaced within 3 days).
