Hello everyone,

Unfortunately I have to leave my beloved room so I am looking for someone to replace me. The room is in a 3 bedrooms 1 bathroom flat very well located. There are many buses 5 mins away that provide excellent connections to all major hubs in London (12, 35, 42, 40, 45, 68, 171, 178, 468, 353, 136). Also, Elephant and castle tube/train station is a 15 minute walk away, Kenington tube station is 20 minute walk away. A Morrison’s, Tesco Express, Tesco Superstore, Lidl and others are all within walking distance, as well as many pubs and restaurants.

This is a very spacious room with access to a massive shared garden. The room comes with all required equipments. The house is very well equipped and is in very good condition. The rest of the house is shared with 2 other females roommates (21 and 26 yrs old).

The tenants are responsible for paying water, electricity and council tax. The rest is included in the rate. Water and electricity come to ~£35 a month before the increases introduced last month. The other 2 tenants are students, therefore they are exempt from paying the council tax. If the new tenant is a student, (s)he will be exempt as well (Leading to a total rate shy of 700 after the bills increase). If not, a 25% discount of the tax will be granted by the Southward council (Leading to a total rate shy of 800 after the bills increase).
For student, the landlady requires a guarantor based in the UK (if required).

The flat is available starting from the 7th of June.
