Hi!
I am looking to rent a room in this 2 bed flat with river views and a communal garden. Trans and LGBTQ+ people of any gender or cis women only please. £825 a month all bills included. The flat is on the 2nd floor accessible via 2 flights of stairs, with an open plan kitchen living room and a shared bathroom. It is close to Tottenham Hale on Victoria line with trains to Stratford, Liverpool Street and Stansted Airport. I have a cat and I work long day or night shifts, coming back in the early hours sometimes. I am looking for someone who loves cats and is not going to be bringing friends home because in my spare time I make music on my headphones in the living room and sing. We would share cleaning and I'd be up for sharing some cooking too. Please bring your own kitchen stuff.

THE ROOM:
Overlooks the resevoir and back garden.
Flat is furnished and room partly furnished - it has drawers, and some storage, will need a bed and a mattress (maybe I can organise bed and mattress ask me/ ask if you have own furniture). The washing machine is in this room that we both would use when is convenient for you - we can have a set day I do laundry.

ME:
Im friendly! I don't drink or smoke and I'd prefer no drinking and definitely no smoking in the flat. I speak some French and Spanish. I'm clean, I am both loud and quiet, I like being outside and I love animals. There is a lot of wildlife here! I will add the council tax band soon.

DEPOSIT & CONTRACT
deposit I'll hold in a protection scheme and have you sign a 6 month contract with a break clause. Happy to accept tenants receiving benefits with UK based guarantor and that there is a Guarantor Agreement in place. The Guarantor will also be subject to reference checks. Reference required if you are employed (i. e. proof that you are in full-time employment). If you are not in full time employment you will need bank statements from the last 3 months to prove you have the means to pay rent and/or a guarantor.
